- Direct daily operations of up to $450-$500M of assets in 11 communities; composed of 5,250+ beds, 2,200+ units, one dining hall, one food court, 75,000 square feet of commercial retail space, two parking garages/structures in seven markets of value-add and distressed communities. Report directly to the Senior Vice President.
- Serve as one of the key decision makers for Trinity Property Consultants Student Housing, including policy and procedure, staffing, resident satisfaction, compensation and incentive structure, rates, budgets, renovation scope, and facility management.
- Oversee and manage 100+ on-site team members in 5 states, ensuring continuous streamlined operations.
- Establish new budgets that incorporate underwriting, prepare an annual operating budget, generate monthly variance reports, quarterly budget reforecast reports for communities, and manage operating expenses within or below budgeted levels.
- Partner with the acquisition team on new student housing transactions for optimized performance and assisting with underwriting.
- Perform due diligences and offer recommendations regarding new and potential acquisitions, including market survey, marketing and lease up plans, preliminary budgets, staffing structure, renovations, rent, and revenue analysis.
- Promote and facilitate a welcoming disposition of two communities, including all areas of operations and marketing averaging 2.5X return on investment.
- Devise, develop, and deploy full marketing strategies in eight separate markets.
- Monitor and implement rate increases to surpass monthly and yearly revenue requirements, on average increased renewal rates by 9% with an average of 40% renewal rate.
- Mentor and cross train team members, encouraging promotions from within the company, as well as reducing employee turnover by 35%.
- Supervise various renovation budgets of up to $5M, recommend design concepts based on the individual community, to include unit interiors, facility exteriors, office space, club house, and amenity spaces.
- Ensure compliance with all established policies and procedures by auditing administrative, accounting, and maintenance areas. Approve all exceptions as needed.
- Review and inspect communities monthly to ensure the highest standards are maintained; evaluate maintenance, grounds, leasing, marketing, and operations in areas of efficiency, conduct inspections of vacant apartments for market-ready condition and renovation standards.
