VP, Finance Operations

REGIONAL FINANCE
• Business support teams located around the country, responsible for monthly reviews, property & division level analysis and presentation of financial information to centre operations, leasing, brand ventures (including media), marketing and events teams.
• Responsible for monthly/quarterly accounting reviews to ensure they accurately reflect the business reality, working to ensure accruals and allocations are completely appropriately. Review of quarterly/annual related adjustments between IFRS and US GAAP.
• Review completed center monthly forecasts for Operations and Leasing, on a deal by deal, account by account basis. Understand clearly the key drivers, risks, and opportunities at each property, providing feedback to Operating Management teams and US Execs ensuring that issues are raised to the senior executive team when appropriate.
• Provide variance explanations for forecasts and actual results as required for US or Group reporting purposes.
• Facilitate Operating Management team by understanding each of the properties leasing, operations, and development strategies. Participate in strategy development and assist center management, leasing, brand ventures and other teams relating to business plans, proposed deals, capital planning and how to effectively obtain approvals from JV and URWSenior Management.
• Review internal budgets and business plans, providing clear guidance to internal teams and strategies to maximize URW’s overhead allocations and profit. Work with the Operating Management team to obtain approval for the budget and business plan.
• Facilitate the Operating Management team in obtaining JV approvals for proposed leasing deals
• Clearly understand development at each of the properties with the financial and business impact during predevelopment, construction, and post-GO with an eye towards the financial implications and business implications. Provide constructive feedback and solutions when encountering business problems related to the development process.
• Managing co-tenancy analysis for relevant properties as well as reviewing recovery rate (CAM, property tax etc) calculations.
• Help spot possible REIT tax issues and manage bookings to TRS entities. Also assist in correcting billing issues such as those relating to utilities.
LEASING FINANCE
• Close partnership with senior leasing executives providing relevant information, reports and other data as required.
• Manage reporting processes for various departmental, US country level and Group KPIs. Evaluation of leasing / sales / rent trends for leasing and management
• Close partnership with Operating Management team, particularly members new to the US market or particular centres
• Review all leasing deals and related strategies, raising issues where appropriate. Responsible for credit reviews and agreeing proposed security levels in accordance with the Group’s policies
• Manage Leasing server of TM1 to ensure proper integration of data between salesforce and TM1, and E1 and TM1, correcting issues. Help lead the continued implementation of Salesforce and improvement of current reporting and analytical tools (retirement of WLMS, upgrade/replacement of TM1 etc). 2019 and 2020 are expected to include a significant amount of project work, data review/analysis and testing.
