Job Description
Summary:
The Director of Facilities and Construction will lead facilities operations, construction management, facilities focused landlord relationships and space planning. This position will be responsible for strategic planning for all facility-related projects, as well as delivery of construction projects including corporate facilities and temporary and permanent retail locations. The position will report to Senior Vice President of Real Estate and Construction and will have heavy interaction with organizational Senior Leadership.
Responsibilities:
• Establishing effective project governance, processes and systems to be utilized throughout project. Project planning, including producing the detailed project plan.
• Solid knowledge of construction industry technical matters, such as different procurement routes, value management and value.
• Solid knowledge of best practice to manage a fleet of 700 permanent stores and 1000 temporary stored R&M needs.
• Managing the change control process.
• Process improvement- Identifying ways in which internal systems and processes can be improved and referring ideas to the appropriate line manager.
• Managing the flow of project information between the team and the client, through regular meetings and written communications.
• Taking a leading role in interfacing with the group stakeholders and external consultants, at all project stages.
• Identifies and reviews facility needs for improvements and upgrades for the corporate offices as well as managing the 1700 national store fleet R&M needs and 50 capital projects. Professionally qualified in one of the following fields: construction, project management, engineering, surveying, and architecture or information technology.
• Qualifications in Project Management or equivalent knowledge and experience.
• Design, management or construction experience gained within the general construction environment.
• Helping to establish the overall success criteria for the project, including quality, safety, time, cost, technical and performance parameters.
• identifying and ensuring that the appropriate line manager is aware of quality, safety, health, environment and sustainability issues at the retail locations.
• Determines timeline and manages resources related to projects in support of the Spencer Gifts and Spirit Halloween locations. All Projects must align with the overall goals for the organization.
• Manages internal operating budget for Facilities costs. Establishes budget to maintain and renovate/upgrade facilities. Oversees and makes recommendations on all in-house designs and estimates for building additions and renovation/construction projects.
• Provides budget preparation and/or comparison of bid prices by outside contractors.
• Manages cost control and project scheduling for capital construction projects, including ability to track progress of construction activities.
• Responsible for the purchase and inventory control of the facility maintenance supplies, spare parts, capital equipment, etc.
• Responsible for leading and supervising various technical staff including direct team members, facilities staff, and outside support such as architects and contractors.
• Participates in development and implementation of department goals and objective.
• Involved in dad-to-day management of major capital construction projects as it relates to the impact on organizational activities.
Job Requirements
• Experience of leading a Multi division large retail fleet to include 1--'s of quick turning store facilities projects up to a 40 store-6 week medium scale construction projects.
• Experience of leading and facilitating the overall cross-functional project team fir medium sized construction projects of medium to high complexity.
• Bachelors degree in Architecture, Engineering, Construction Management, Business or related field and equivalent work experience is required.
• A minimum of 8 years project management experience, preferably gained within the retail environment. A thorough understanding of the total project life cycle, from project preliminary conception stage, through all of the operational stages to completion, commissioning and post-project review.
• Excellent knowledge and experience of all of the main project management concepts, tools and techniques.
• Experience of leading and facilitating the overall cross-functional project team for medium sized construction projects of medium to high complexity. Experience of sensitivity in the environment matters.
