Description
Summary: Responsible for overseeing all phases of new theatre construction, major renovation projects, and special projects, starting with plan check through Certificate of Occupancy, punch list and one year inspection.
The Director of Construction is an exempt position and is primarily responsible for:
• Regular and consistent attendance.
• Monitor all phases of new construction. (i.e. review and execute construction contracts, ability to implement retail lease construction information and matrix of responsibility, execute construction issued purchase orders, review value engineering proposals, conduct plan review in accordance with company approved standards, review bids, maintain budget and cost controls).
• Conduct site visits and complete a Regal site report including any deficiencies notes in the building plans, schedule, progress photos for distribution to all parties involved and have the superintendent sign report.
• Coordination of all FF&E installation of (seats, wall-covering, sound fold, front end installations), equipment deliveries, provide dates for FF&E installation through interface/coordination with Upfit on fit out schedules.
• Arrange construction meetings and site visits with contractors, landlords, architects, engineers, vendors, or others as necessary.
• Update construction supervisor and other REG departments as necessary on construction progress.
• Meet with fire marshals, governmental authorities, and landlord representatives throughout different phases of construction as necessary in conjunction with the contractor, Architect, or Landlord/Developer.
• Address Landlord issues as they pertain to ongoing construction as directed by VP/SVP of Construction.
• Follow up with the Architect and/or Engineer during the process of construction to assure the quality of workmanship and use of materials as is specified in the plans and specifications.
• Coordinate and review all schedules with general contractor and Landlord/Developer so that construction stays on schedule in accordance with Regal’s “What If” schedule. Offer assistance, if needed, to help General Contractor/LL understand Regal “What If” requirements.
• Review with the architect and approve all pay applications for payment (sent to VP, then SVP) as well as all change orders.
• Responsible for calling the “What If” dates based on the contractors schedule, progress reports.
• Arrange with the architect/engineer and landlord to create and distribute the “punch list” and participate in the “punch list’ walk through. No individual punch lists.
• Monitor completion of the “punch list” with the architect/engineer and LL as directed by the lease documents and VP/SVP of Construction.
• Ensure all close out documents are completed per contract documents (owner’s manual, O&M (Operation and Maintenance), As-builts, etc. Complete and delivered to the corporate office.
• Coordinate the turnover of the theatre to Operations and ensure all training on the building system has occurred.
• Work with Operations through the Grand Opening week activities.
• Follow up, coordinate and conduct a one-year warranty inspection on all assigned construction projects.
• Extensive travel will be required, a minimum of two weeks per month.
Requirements
Qualifications are as follows:
• A college degree in construction management or related field with five to seven years field construction multi-site management experience in Commercial Retail Construction with an emphasis on assembly occupancy structures, or an equivalent combination of education and experience.
• Ability to effectively present information.
• Ability to read and understand architectural and engineering drawings.
• Working knowledge of construction documents.
• Possess good public speaking, and creative writing skills.
• Listen effectively, respond clearly and directly, prepare clear and concise written reports or records and explain information to others.
• Interface effectively with architects/contractors/city officials, the public, and co-workers, and exhibit sensitivity to feelings of others.
• Perform calculations with speed and accuracy, and identify and correct errors.
• Must be proficient when working with measurements including fractions.
• Must be able to do math calculations needed for performing material quantity take offs and estimating.
• Identify problems, gather relevant data, and note possible causes of problems.
• Evaluate relevant information, recognize alternatives, and reach conclusions based on evidence.
• Take action beyond what is necessarily called for, and perform tasks with a minimal amount of supervision.
• Perform under pressure and/or opposition.
• Establish goals, budget time, and set priorities to achieve desired objectives.
