Job Summary
This position will project manager technical site exits.
Job Description
• Create and maintain the Project Plans (with major milestones) that details out every dependency
• Initiate and track downstream groups at the appropriate times (Planning, Account Teams, Field, AMO, etc.)
• Recurring meetings to keep near-term tasks on track
• Work with Sales Account Teams to notify and coordinate impact to customers due to site closures, including leading meetings with account teams and customers.
• Forecast and manage Capex & Opex budgets
• Identify and remove roadblocks
• Weekly/Monthly Project Updates
• Collaboration/coordination with Legal and Corporate Real Estate on restoration obligations
• Accurately budget/forecast ARO Restoration costs
• Communicate/negotiate restoration terms with Landlord
• Coordinate with Procurement equipment disposition.
• Support the development of Real Estate Multi-Year Plan (MYP) for strategic portfolio optimization, to include detailed market-level plans
• Collaborate closely and frequently with key internal stakeholders to ensure alignment on site exit process, procedures, and job aides.
• Portfolio Financials and Business Cases
Scope of responsibility for this position is to reduce the lease rent and utility expense associated within the CRE portfolio that includes:
• 63M sq. ft. of space in over 22,000 locations - 73% owned / 27% leased
• $370M in rent expense
• $400M in utility expense
• $130M in operations expense
Qualifications
• Ability to understand complex lease agreement terms & conditions unique to each property location
• Ability to understand real estate portfolio and the drivers of major principal use, cost per Sq. Ft., owned vs leased properties, and apply it to day to day decisions.
• Good understanding of various corporate support functions (Legal, Risk Management/Environmental, etc.), and how to effectively and efficiently utilize those resources for successful portfolio management.
• Ability to analyze, modify, and/or effectively implement processes where necessary for successful program delivery.
• Knowledge of computers for use with applications, databases, spreadsheets, MS Office Suite©, and other relevant software packages.
• Detail oriented with strong planning, monitoring and follow-up skills.
• Demonstrated experience in oral and written communication, interpersonal relationship building, decision making skills
• Demonstrated experience in managing capital, expense and revenue budgets to positively impact direct margin and total cost performance
• Analytical skills and experience in negotiation with landlords, suppliers and business units.
• Experience in Real Estate or Finance or Operations

Education and Experience Requirements
• 6+ years of experience with a Bachelor's Degree or 4+ with a Master's Degree
• Bachelor’s degree, in Business, Finance, Engineering or Real-Estate related fields such as Commercial Real Estate, Facility Management, Architecture, Engineering or Construction Management
• Minimum 5 years of technical, financial, negotiation experience in a telecommunications industry, including detailed technical knowledge of telecommunications equipment
• Comprehensive knowledge of Real Estate operational principles, techniques and laws involved in the ownership and leasing of telecommunications facilities and administrative facilities.
