The NBCUniversal Global Real Estate (NBCU GRE) team provides comprehensive real estate services across the full portfolio of leased and owned properties. In executing its strategic goals, NBCU GRE invests significant resources to drive strategic initiatives in addition to supporting day-to-day operations.
Operations and Technical Services (O&TS) is the division that supports NBCUniversal’s full portfolio of production, broadcast and media distribution businesses for both TV and Film. Services provided include technical and on-air operations, technology development, engineering and support, R&D, and corporate services such as real estate, facilities and security.
Responsibilities
• This position will report to the VP, Business Operations & Matrix into SVP, Global Real Estate (US) and will be responsible for all aspects of real estate portfolio strategy and activity with a geographic focus on locations outside North America.
• The portfolio consists of multiple business divisions across >50 locations for our filmed entertainment and TV networks & production lines of business.
• The role can be summarised across three core delivery pillars as follows;
◦ Portfolio Strategy and Optimisation
◦ Project Delivery & Transactional (Lease) Leverage
◦ Work Place Efficiency (in partnership with Director, Workplace and FM)
Portfolio Strategy and Optimisation
• Identifying strategies to maximize real estate asset utilization including coordinating space sharing among the various NBCU entities, improved workplace design and utilization
• Stakeholder Management at the Divisional CFO/ President level
• Identify and assess potential real estate strategies and opportunities that add value to the NBCU portfolio and operating divisions. Compare real estate alternatives from a qualitative, financial, timing and risk perspective;
• Proactively engage in real estate activities and identify strategic opportunities for NBCU business units while optimizing efficient space utilization practices and standards
• Developing strategy and comparative option analysis, monitoring vacant space in the portfolio and in the market
• Develop appropriate toolsets including demand analytics and metro strategies
• Assure program/project alignment to the Company's strategic objectives and long range plan.
• Responsible for development of business case and obtaining all required approvals from operating units to conclude the transaction
Project Delivery & Transactional (Lease) Leverage
• In partnership with the SVP GRE, set and manage the NBCU RE portfolio strategy in across EMEA/Latam/Asia-Pac. This includes managing the BAU for RE activity
• Lease: Managing lease activity from project initiation through the final execution of the lease documents including managing third-party service providers in accordance with established service contracts and NBCU GRE policies;
• Track current lease contracts and manage process for critical date actions, rent reviews, audit and effectively negotiate lease terminations, amendments, extensions as needed
• Working with in-house and outside legal counsel, as needed, in preparing all documentation relating to any transaction;
• Coordinate with lease administration department to ensure accurate lease documentation
• Projects: Oversee RE projects that are delivered by transaction manager in London and co-ordinate assigned consultants and vendor managed delivery as appropriate per initiative globally.
• Management: Oversee training, hiring, performance reviews and development of NBCU and vendor embedded Transaction Managers across portfolio locations.
• Engagement: Working with internal BU leadership and business development functions to identify key project areas & prioritize initiatives
• Communication & Reporting: Driving a consistent, robust and transparent project and portfolio management methodology
• Oversee RE property investments, budgeting, forecasting, and capital management and regularly report back to senior management on the progress of initiatives and investment decisions. This should include weekly reporting on critical projects to senior mgt. & maintain current progress reports for communication
Work Place Efficiency
• In partnership with Director, Workplace and FM, start to build an programme of work place efficiency / space optimisation across the current international RE portfolio.
• Establish a methodology and approach to measurement the success and value from these initiatives and help communicate this value to senior leaders both realised and opportunity options.
Qualifications/Requirements
Technical Experience
• Bachelor's Degree or equivalent in Business Administration, Finance, Real Estate, or related field
• MRICS qualification strongly preferred
• Substantial direct experience in Corporate Real Estate activities including due diligence, market and property evaluations, acquisitions, dispositions, leasing, transactional negotiations and strategic planning assignments
• In-depth experience abstracting and interpreting lease language, and negotiating agreements
• Willingness to travel extensively and work overtime, and on weekends with short notice. Must be willing to work across EMEA and APAC
Business Experience & Traits
• Additional Language(s) preferred
• Recent experience of working within a media environment preferred
• Excellent proficiency in all MS Office suite applications
• Previous experience of working with SAP financial system
• Evidence of successfully handling multiple projects and budgets across various territories
• Ability to work and communicate effectively with all levels of operations and senior management
• Previous experience of fostering relationships with peers in operating functions and other matrix operational teams
• Evidence ability to develop a strong internal and external network; effectively and efficiently leveraging relevant resources
