Job Overview:
The Manager, Facilities is responsible for managing the day to day operations of overall building maintenance and all mechanical, electrical and physical plant systems and infrastructure pertaining to AMC B&T facility. As a 24/7/365 facility, the Manager of Facilities will be responsible to oversee, monitor and respond to any MEP issues that occur. Shall manage vendors’ contracts and ensure they are met in a cost effective, safe and efficient manner. Will oversee and execute the safety, security, CCTV, card access and manage a third party security company and concierge desk. This position is to provide assistance to the Facilities Team in completion of multiple functions of building operations and maintenance for all locations. This position manages a supervisor of facilities.
Duties and Responsibilities:
• Handle multiple internal and external project and daily activities, manage to and meet deadlines, and develop & track plans on how to accomplish departmental goals.
• Oversees and/or coordinates maintenance/repair work assignments performed by technicians, vendors and contractors performing building maintenance and janitorial work.
• Ensures timely and quality service delivery to clients.
• Follows up with clients to ensure customer satisfaction.
• Performs facilities inspections and prepares reports.
• Hands on coordination in managing personnel moves and logistics.
• Executes preliminary operational and capital budget submissions for review and approval.
• Processes invoices and ensures proper cost center coding for invoice processing.
• Ensures compliance with local building codes and OSHA safety standards.
• Reviews periodic reports including financials, and explains variances.
• Work with safety committee to understand, implement and audit safety & security programs. Ensure that all safety programs and procedures are followed.
• Knowledgeable in emergency management/planning, business continuity and business impact analysis.
• Implement best practice processes to increase efficiency.
• Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages
• Ensures that all facilities are operated and maintained in a cost-effective and safe condition in accordance with the approved budget and the customer’s requirements.
• Able to lift 50 lbs.
• Participates in special projects and new construction design and implementation
• Other duties as assigned.
Communication Skills:
• Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.
• Ability to write routine reports and correspondence.
• Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
• Ability to effectively present information to an internal department and/or large groups of employees.
• Ability to solve problems in standard situations. Requires basic analytical skills.
Other Skills:
• Intermediate skills with Microsoft, Project, Office Suite, Outlook, and intranet/internet. Ability to use ticketing systems, CAFM, & Auto Cad.
• Basic understanding of electrical and HVAC mechanical concepts.
Supervisory Responsibilities:
• 2 + years of supervisory responsibilities.
• May provide informal assistance such as technical guidance and/or training to coworkers.
• May coordinate work and assign tasks.
Required Qualifications:
• Bachelor's Degree
• Or 8+ years of experience
• Prior experience in managing subcontractors providing MEP and safety systems maintenance or repair services.
• Experience in operation of facilities employing multiple staff and 24 hours 7 days a week coverage.
• Capacity to work with architect, GC, B&T engineering team and others to devise new construction plans with HVAC, electrical, fire safety and physical construction attributes.
