About the Role
The Director of Ops, Northwest, oversees all aspects of optimization of ongoing building operations and new building openings in the Territory. This operations leader will lead multiple functions, including Maintenance (incl. Cleaning Vendor Management), Facilities, Health & Safety, Security, Hospitality, and new building openings, and will drive the success of all operational support for Community Management teams in the region. This leader will be accountable for setting and meeting aggressive performance KPIs and for all his/her functional budgets in the Territory.
Key Responsibilities
Summary
• Strategically lead multiple operational departments including Facilities, Member Technology, Security, and Hospitality Services within the territory
• Drive the success of all operational support for Community Management teams
• Implement and measure clear KPIs for each sub-department
• Structure effective training program that enables team members to onboard quickly and successfully
• Accountable for department budgets within the Territory P&L
Leadership
• Take accountability for the Ops team recruitment, performance and motivation
• Conduct regular 1-1s / performance reviews
• Create, coach and train your team so they are aligned with WeWork values, Vision and Operational expectations
• Help influence and educate the communities ability to run operationally excellent buildings
Process & Financial Management
• Manage key processes to optimize the region’s operational efficiency, including cross-functional meetings designed to optimize member experience
• Audit key business processes on an ongoing basis and recommend improvements
• Conduct monthly financial analysis identifying any cost anomalies or opportunities
• Review the monthly Opex cost lines ensuring the accrual process is managed correctly
• Leverage analytics to identify & recommend opportunities to reduce OPEX and improve business efficiency
• Support the annual Opex budgeting process, using analysis and forecasting to create accurate budgets, that support operational excellence and efficiency
• Manage key processes to optimize the region’s business, including goal setting and review, and cross-functional meetings designed to optimize member experience
• On an ongoing basis audit key business processes and recommend improvements
• Play a “program management” role in the region to ensure that the highest priority projects are successfully executed
Security Management
• Oversee the territory’s security policy and procedure as determined by the Global Head of Security
• Work collaboratively with IT and Global Security to develop a Business Continuity Plan
• Ensure all fire, health and life safety regulations are being followed across the region
Facilities
• Responsible for driving team’s achievement of Facilities SLAs
• Analyze recurring facilities issues in region and work on solutions to mitigate
• Continually explore and implement process improvement measures
• Manage legal & compliance issues relative to building operations to ensure WeWork is operating within compliance of all local applicable laws
• Oversee janitorial strategy based on local regulations and requirements
Hospitality Services
• Collaborate with the General Manager to explore and implement food and beverage programs regionally that are consistent with WeWork’s message and level of quality
• Execute and deliver on Hospitality programs, vendors, and P&L’s (e.g Salesforce Tower F&B, Mt. View Retail, etc)
Experience:
• Minimum of 10 years of experience in hospitality, food and beverage, property management or other relative field
• Strong understanding of building mechanical systems
• Experience opening new business units, including restaurants, hotels, commercial properties, etc.
• Deep understanding of building financials in order to continually optimize vendor and team performance
• Experience managing teams located in multiple markets and countries
• A true leader. One who can inspire others to take action and be their best
• Strong written and verbal communication
• Experience presenting to executive level stakeholders to receive the necessary resources for success
• Knowledge in IT infrastructure a plus
• Multiple languages a plus
• Proficient in all Microsoft Office applications
• Fluent in English
