The Opportunity
Commercial Leasing Consultant
Principal Duties & Responsibilities
Supports the daily activities of the leasing operations function in the Facilities department in accordance with organization policies and standards; responsible for managing all leases for Market Directors, Territory Directors, Aflac Group, Nebraska and New York
Responsible for working with outside legal counsel and real estate brokers to effectively and efficiently draft, edit and negotiate thorough, high-quality leases based on company needs; oversees all necessary paperwork between lessor and lessee and ensures it is completed in a timely manner; ensures that all parties meet terms of rental agreements
Coordinates and partners with Strategic Sourcing and Procurement and Accounts Payable on the productivity and budgetary performance of all leases within company guidelines
Builds effective partnerships and maintains open communication lines with Market Directors and all out of state landlords
Responsible for providing a consistently high level of service to vendors and internal customers in a timely manner
Performs other related duties as assigned
Qualifications
Education & Experience
Bachelor's Degree in business administration or a related field and five to seven years of job related work experience or an equivalent combination of education and experience
Experience in the purchase, sale, and lease of real estate preferred
Job Knowledge & Skills
Excellent presentation, oral, written, and interpersonal communications skills to effectively interact with Aflac’s senior management, and with internal and external business contacts; ability to exhibit and maintain professionalism in accordance with corporate standards
Strong personal computer skills with experience in Windows-based software; experience using Microsoft Outlook or similar e-mail system software
