We are currently seeking a Senior Project Manager located in the Los Angeles area to join our West Coast Team within our Project and Development Services Division. We are looking for an individual who will be responsible for leading large and complex commercial tenant improvement projects with a strong emphasis on studio (sound and production room) environments. Candidate is expected to conform to our team’s priorities:

The Senior Project Manager will report to the Regional Program Manager of the West Area and will be joining a project team which services a high-profile client headquartered in Seattle. Project types will include tenant improvements within new and existing commercial office space, construction of new office tenant improvements with an emphasis on visual, digital and music production environments, base building construction and other related commercial building infrastructure upgrades, campus restack and furniture reconfiguration projects. Projects will be located primarily in Los Angeles and the surrounding southern California region. Some travel will be required.
We are looking for a candidate with a solid background (5-10 years of relevant professional experience) in either project management or construction management, and including studio project work. Experience with technical projects such as mission critical environments, sound and production studios and labs, and any other MEP infrastructure-type background. Experience with ground-up construction is preferred, but not required. Understanding and familiarity with audio visual and sound system integration is required for this position
Education/Training: Undergraduate Degree required in Construction Management, Project Management, Architecture, Interior Design, and Engineering.
Responsibilities/Skills
• Client Interface & Project Team Relationship Management
• Running Meetings, Setting Agenda’s, Issuing Meeting Minutes
• Budget & Milestone/Schedule Development, Management and Tracking
• RFP Generation, Interviewing, Analysis & Recommendations of Project Team Assembly Including: Architect/Interior Designer/Procurement Agent, Oversight of FF&E & 3rd party Procurement Process
• Ability to Read & Understand Construction Drawings & Specifications
• Assist Owner with Contract Negotiations
• Analyze & Negotiate Change Orders
• Lease Negotiations, in particular regarding Base Building delivery and Work letters
• Technical Expertise: Proficient in Excel, Adobe Acrobat, Microsoft Project, Word
• 5-10 years of experience.
• Proven background with Studio project type work with strong technical background
• Business Acumen – respected for professional and sound business sense
• Ability to manage multiple projects at one time which will be in various stages of development
• Ability to interact with multiple stakeholders and pro-actively understand and anticipate their needs
• Planning and Organizing – establish course of action to accomplish goals, evaluates results, develops schedules, and can orchestrate multiple activities at once by effectively utilizing resources
• Client Focus – dedicated to meeting the expectations and requirements of external and internal clients, acts with client in mind, establishes and maintains effective relationships, and gains trust and respect among the team.
• Trusted advisor to multiple project stakeholders
• Dealing with Ambiguity – can effectively cope with change, can shift gears comfortably, can decide and act without knowing the total picture, can comfortably handle risk and uncertainty

• Written/Oral Communications – ability to speak and write clearly and concisely - communicates effectively.
