About the Job
Underwrites and evaluates community development focused low income housing tax credit equity investments, complementary loans and new markets investments throughout Key’s national footprint. Develops and grows CRA mission driven, new business and builds/maintains and manages strong relationships within existing clients and prospects. Demonstrates strong credit underwriting skills. Understands and identifies the needs of low and moderate income (LMI) neighborhoods and helps clients identify critical linkages to other community development funding sources. Develops a comprehensive understanding of client needs based on the review and analysis of personal and corporate financial data gathered. Initiates and participates in maintaining a “trusted advisor” relationship with Community Development clients.
Essential Job Functions
Sales and Service
Serves as the trusted financial advisor to clients.
Develops focused strategies for acquiring, retaining and growing select clients.
Develops clear and holistic understanding of client’s or prospect’s business and project needs. Analyzes data and topical information relevant to the client’s proposed project and strategy. Viewed by the client as a business partner (financial strategist) and shares a skilled financial perspective. Provides the client with deep knowledge in key product areas: tax credit investment, cash management, derivatives, etc. and utilizes a visionary approach to educate the client on Key’s capabilities.
Utilizes other bank product experts to creatively present the full breadth of the bank. Seeks to gain network of traditional community development project funding resources including debt and equity providers and Federal Home Loan Bank programs.
Stays in touch with Community Development industry trends and topics such as tax credit policy changes, market factors affecting lease up, and portfolio risk.
Develops Center of Influence (COI) referral network and continues to expand this network.
Proactively prospects for new clients and consistently balances quality client management responsibilities.
Identifies cross-sell opportunities and partners with product specialists to structure, coordinate and sponsor credit and non-credit products/services.
Anticipates and solves internal obstacles for the client with a sense of urgency and consistently finds the right way to get things done for the client. Acts as client advocate while adhering to sound business practices. Resolves partnership funding issues or other partnership default situations that may occur in the investment portfolio.
Possesses aptitude for creative and strategic thinking to arrive at multiple potential ways to achieve identified client goals.
Maximizes profitability of assigned portfolio by effectively selling the value Key provides.
Takes proactive role in coordinating and underwriting to multiple funding sources for projects and understands and explains to clients the possibilities and limitations in the context of project funding.
Serves on community boards and professional organizations which enhance the profile of the Key and add value to low to moderate income communities.
Credit:
Displays sound sales and credit expertise. Understands the affordable housing industry as well as community based commercial real estate development.
Partners effectively with Credit Officers and Asset Managers in connection with credit decisioning and closing and funding risk mitigation. Responsible for preparing initial investment write-up for consideration by Senior Relationship Managers.
Leads and participates in credit processes and assumes ultimate accountability for all portfolio activities/issues ensuring sound asset quality, including underwriting, structuring and asset management activities.
Assists in the coordination of underperforming investments that experience delays or technical defaults.
Administrative:
Practices disciplined use of the technology tools and procedures provided by Key.
Required Qualifications
Bachelor’s degree in accounting, finance or related field, or equivalent experience.
3+ years of tax credit investment, financial services, commercial real estate finance, and/or project development related experience.
Business development aptitude.
Experience working in relationship management teams with a proven understanding of the importance of balancing business development and asset quality.
Outstanding credit skills, analytical skills and financial acumen.
Excellent written and verbal communication skills.
Strong client relationship and internal partnering skills.
Ability to solve internal obstacles and find resolution within an organization.
Strong knowledge of tax credit financing and financing of multi-family and commercial real estate development.
