Job Summary:
The Capital Planning Regional Lead is tasked with managing and maintaining the Capital Planning Program/Tool for their respective region. This will include developing/refining project submissions, updating Capital Plan Tool, aligning regional stakeholders, and supporting project identification/development. Projects types vary significantly and include a wide range of project types, including but not limited to, interior up-fits, mechanical systems replacements/upgrades, fire and life safety, deferred maintenance and new ground-up construction. The projects can be are conceptual and, therefore, hence may have little, to no, supporting documentation. An ability to work through the project needs and impacts is essential. In addition, an understanding of financial analyses, general project management knowledge, and a solid working knowledge of Microsoft Excel is crucial for success.
Position Summary:
• Manage the Capital Planning Tool for data integrity and accuracy
• Provide leadership in developing and recommending a multi-year capital plan for the respective region
• Present findings around project demand and prioritization
• Manage through the project governance process regarding the capital plan and forecasts
• Provide superior Client service through objective recommendations
• Contribute to the growth of the company
• Enhance own professional and personal skills
Performance and Processes:
• Orchestrate monthly review meetings with the regional client to assess and confirm project submissions for capital plan inclusion.
• Review project requests from various requestors and coordinate with stakeholders
• Thorough review of business need/justification, scope, budget and risks for project submissions
• Build rapport with regional client representatives and ensure overall goals of the capital plan are fully understood
• Assist in the development and refinement of best practices of standards of excellence.
• Validate with regional project team the scope, budget, and schedule of project submissions
• Review capital plan for bundling opportunities and efficiency gains
• Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
Qualifications:
• Bachelor Degree from an accredited institution in Accounting, Business, Architecture, Engineering, or Construction Management strongly preferred
• 3-5 years of construction or capital planning experience
• Highly organized with strong analytical skills
• Very strong report writing and presentation skills
• Data Mining for information and quickly summarize key topics and analytics
• Ability to delve into a conceptual project and ask “all the appropriate questions” to identify the full scope, implications and risks
• Broad background of project management budgets and schedules
• Basic understanding of real estate asset management
• Strong interpersonal skills with an ability to interact with executive level external and internal clients
• Knowledge of Microsoft Office applications and Project software
