The Real Estate Operations Lead is responsible for managing real estate acquisitions and dispositions, facility planning, design and construction, and overall portfolio performance including operational efficiencies, risk management and asset utilization that maximize the value of the corporate real estate portfolio and best supports the company’s business strategy. This position reports to the Head of Real Estate & Facilities.
Ascensus’ Corporate Real Estate (CRE) team aims to create and maintain high performance work environments that improve performance at an individual, team and group level. The team is structured with a central team that sets direction, strategy and governance, and a delivery team of facilities managers and support personnel including outsourced service providers.
Section 2: Job Functions, Essential Duties and Responsibilities
• Real Estate Portfolio management to include the acquisition and disposition of leased office space.
• Establishment of policies, standards and operating processes that ensure the highest operational effectiveness of Ascensus’ facilities
• Management of outsourced vendor partners who deliver real estate and facilities services to ensure service level expectations are appropriate, communicated and driven
• Risk mitigation related to real estate transactions and facilities management including ensuring facilities comply with all laws, regulations and company standards and policies
• Provide technical consult to delivery team for the procurement, maintenance and repair or replacement of facilities systems and equipment
• Perform project feasibility and site due diligence and provide assistance in preparation of business cases and financial modelling and prepare project recommendations, together with high level cost estimates, schedules and scope
• Manage facilities capital improvement projects. Formulate strategic project delivery scope, budget and time lines in an easily communicable way and appoint external project managers and design professionals
• Lead, professionally interact and maintain proactive and clear communications with internal stakeholders, real estate & facilities consultants, building owners and authorities to ensure project brief is achieved
• Review project plans and specifications and comment on design, scheduling, cost saving measures, omissions, errors, discrepancies and potential construction problems, and ensure projects are successfully closed out

• Bachelor's degree in Business, Real Estate, Architecture, Engineering or related field
• Minimum seven to ten years’ related experience in the real estate, construction, architecture & engineering or project management fields
• Experience managing construction and fit-out projects in a fast paced environment, adhering to company standards and practices
• The ability to read, interpret and understand commercial office leases and construction documentation including contracts, project plans, specifications and architectural and engineering drawings
• Knowledge of building products, construction details, building engineering systems – mechanical, electrical, plumbing and fire protections, and environmentally sustainable practices as well as knowledge of building codes, regulations and approval process
• Knowledge of data center facility design, operations and maintenance
• The ability to plan ahead and see the big picture and identify, analyze and manage/mitigate risks
• The agility to be able to work on multiple projects simultaneously
• Ability to travel up to 50% of the time
