Job Descripton
Background
The Aberdeen Standard Investments Real Estate Multi-Manager (“REMM”) team was founded in 1996. REMM investment professionals are based in London, Stockholm, Singapore and Boston.
REMM invests in private real estate structures, managed by best-in-class GPs and operators, including commingled funds, joint ventures and co-investments. We invest across real estate sectors (both traditional and alternative sectors); geographies; the risk spectrum (core to opportunistic); capital stack (equity and debt); and investment types (primaries and secondaries).
We are recruiting a Senior Analyst, based in Boston, to support REMM’s investment activities in the Americas.
The role
Prospective investment due diligence
• Review and screen prospective investments (commingled funds, joint ventures and co-investments) to assess suitability for client portfolios.
• Conduct qualitative and quantitative due diligence, including commercial, tax and legal (the latter two in cooperation with external advisors).
• Prepare financial models to assess forecast returns (IRR, equity multiple, etc.), including sensitivity analysis and scenario testing.
• Review and negotiate investment-related legal agreements (LPA, Joint Venture Agreement, etc.).
• Prepare Investment Committee recommendations and proposals.
Portfolio management
• Manage, oversee and monitor consummated investments, and participate in Board and/or Advisory Committee meetings.
• Maintain financial models, to support hold/sell analysis and to identify opportunities to enhance value within the portfolio.
• Prepare annual business plans to identify risks, and formulate action plans to manage risks.
Other
• Conduct property market/sector research and analysis, to identify potential investment themes/ideas.
• Prepare quarterly and annual reports for clients.
• Prepare client and prospective client meeting materials and, where required, participate in those meetings.
Requirements
• Minimum three to five years’ experience in direct or indirect real estate investment.
• Excellent analytical skills, including financial modelling and critical thinking.
• Excellent written and oral communication skills, including ability to articulate investment thesis, rationale and themes.
• Ability to work independently and to deliver work to a high standard within set deadlines.
• Willingness to address skills/knowledge deficiencies to support professional and personal development.
• Good working knowledge of Excel, Word and PowerPoint.
• Robust academic credentials (minimum Bachelor’s degree), preferably with a Real Estate, Finance or Economics bias.
Rationale
The rationale for hiring a Senior Investment Analyst is:
• To support the management of REMM investments in the Americas (seven currently).
• To support the identification, analysis and consummation of new investments. REMM currently has USD200m to USD250m of capital to invest in the region (USD650k to USD750k of potential annual fee revenue upon full investment), following a recent large mandate win.
• To service local clients, and support new business activities (both export and import of capital) to enhance REMM revenue and profit contribution.
• To allow REMM to remain competitive (and retain existing clients) we must be able to demonstrate global investment capabilities, with locally-based teams. This was an important factor in the aforementioned recent client win (a USD900m global mandate).
• The new hire is well aligned with Aberdeen Standard Investments focus on undertaking primary, internal research. We cannot achieve that successfully without a local, well-resourced Americas team.
