Our Project and Development Services group is currently seeking an Associate Project Manager to work with one of our premiere clients.
SUMMARY
Responsible for the coordination of projects in all phases of Corporate Real Estate Project and Development Management activities including program development, budgeting, project milestone scheduling, development coordination, services contracting of multi-disciplinary project teams, pay application processing, conflict resolution, risk management, project implementation assistance and project closure.

ESSENTIAL FUNCTIONS
• Familiarity with Landlord/3rd Party site specific approval process
• Research and communicate with approving entities as needed
• Collaborate with client counterpart on project approval strategy/process
• Request Site Investigation Reports (SIR); Geo-technical, environmental reports as needed
• Facilitate/Lead Weekly Regional Team Design/Due Diligence calls
• Track project in client software from project inception through project closeout
• Manage General Contractor bid invites; Process all Change Orders and Pay Applications
• Manage Vendor proposals; Process all invoices
• Manage Vendor Relationships
• Occasional project site visits
BENEFICIAL SKILLS & EXPERIENCE
• Assist all project management activities according to assigned local, region, or national assignment
• Manage project budgets for subject properties and maintain monthly forecasts and cash flow analysis
• Oversee project implementation and execution through completion of construction
• Assist in managing ground-up projects including programming, design, entitlements, bidding, permitting and construction management
• Oversee capital improvement/asset preservation programs with design and construction processes at multiple sites through local resources
• Develop project budget including hard costs and soft costs and firm knowledge of construction cost/benefit analysis.
• Provide technical support; project budgeting and scheduling including Owner’s goals & objectives, site improvements, entitlements & permits, consultant selection; design team management, schedule creation and management, contractor selection and management, financial management including cash flows, anticipated cost reports and monthly reports.
• Maintain client relationships and manage conflict resolution
• Provide appropriate level of on-site supervision to ensure project performance criteria are being met.Manage relationships with consultants/contractors/vendors and evaluate their performance.
• Assist in the establishment and refinement of best practices of standards of excellence.Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
• Comply with all Jones Lang LaSalle policies and procedures, including but not limited to ethics and business practice.
EDUCATION AND EXPERIENCE
• Bachelor's Degree from an accredited institution in Architecture, Engineering, or Construction Management preferred
• Advanced degree, a plus
• Minimum of 2 years of progressively responsible experience in managing design and construction of multiple industrial projects across a broad geography
• A good working knowledge of accounting and financial reporting, budgeting, scheduling and process as they relate to corporate real estate
• Experience working with Landlords, developers and institutional owners

• Excellent verbal and written communication skills, professional manner and computer literacy
• Ability to handle multiple projects
• Highly organized with strong analytical skills
• Collaborative attitude HOURS | TRAVEL
• Flexibility with work hours and travel as needed
