We are currently seeking an Associate to join our Capital MarketsNet Lease Property Group to be based in Phoenix, Arizona. JLL’s Net Lease Property Group (NLPG) is a select team of JLL Capital Markets professionals that specialize in the sale, purchase, and recapitalization of single tenant net leased office, industrial, retail, medical, and educational properties throughout the United States. The team offers an array of core services including: net lease disposition & acquisition advisory, 1031 exchange transactions, sale-leasebacks, portfolio analysis, valuation analysis, market & demographic evaluation, and build-to-suit and capital markets consultation.
The Associate will work side by side with NLPG Brokers in a transaction-oriented role, with an emphasis on business development, sales execution, marketing, transaction management, sales support, and financial analysis. The Associate will also laisse between other JLL business lines.
Responsibilities
• Primary responsibility is business development, marketing, and asset sales with an emphasis on cold calling owners, developers, buyers, and brokers to win new business and execute business from established clients
• Manage transaction process (i.e. investor outreach campaign, handle calls with potential investors, manage escrow process and weekly client reporting)
• Prepare or oversee the preparation of proposals and offering materials for new or existing assignments and pursuits utilizing effective work planning capabilities
• Prepare or oversee the preparation of presentation and pitch materials for new business pursuits
• Gather and evaluate economic, demographic and real estate market data for input into project specific deliverables and valuation models
• Read and review lease documents and prepare abstract reports for clients and prospective clients
• Assist with preparation of client deliverables and presentations which influence and provide impact for the client
• Organize historical client contact/activity
• Point of contact for BOV tracking, management, reporting
• Perform complex financial analyses with minimal supervision, including cash flow projections, Argus valuation models, corporate credit assessments and associated sensitivity analyses Review and analyze client’s quantitative portfolio of data, legal documents and other materials as part of project due diligence process
Qualifications
• Licensed Arizona real estate salesperson or broker
• Bachelor’s Degree in Finance or Real Estate and excellent academic credentials
• Demonstrated interest in commercial real estate analysis; preferred experience or detailed knowledge of single tenant asset properties
• 1-5 years of work experience in Finance, Real Estate or Accounting required
• Ability to analyze qualitative and quantitative information and translate into strategic deliverables
• ARGUS valuations, financial analysis and market research experience preferred
• Advanced internet research capabilities
• Strong computer orientation and proficiency with Excel, PowerPoint and Word software is required
• Excellent written and oral communication skills
• Ability to work independently and within a team to build relationships and interact effectively with business partners
• Ability to multi-task, work successfully under pressure and effectively manage time and workload
• Intermediate understanding of real estate fundamentals
• Possess a desire to work within a diverse, collaborative, and highly-driven professional environment
