SUMMARY
Our Healthcare Team helps clients strategize, evaluate and execute real estate transactions to meet their business and occupancy needs. Our Transaction Manager will manage and execute lease and/or capital transactions while fostering client relationships and supporting business growth. S/He will be responsible for overseeing regular reporting, budgets, cash flow forecasts, memorandum documenting significant client issues and strategic planning. S/He will work primarily in a leading role on transactions. S/He works independently or as part of a team; will supervise or manage the workload of an Analysts, Property Manager(s) and/or other team members. S/He will also work on and will be asked to direct special projects/assignments, as needed.
Our Transaction Manager will work with professionals across a wide variety of disciplines and business units, including facilities, property management, construction management, clinical and market expansion. Demonstrated experience in managing transactions to successful outcomes is paramount. Ability to think strategically and act proactively. Manages meeting/call-cadence appropriately. Creates strong client trust and confidence.
ESSENTIAL FUNCTIONS
Manage Client Relationships
• Work with key stakeholders to set real estate strategies and execute on those strategies.
• Provide advice to key stakeholders on transactions
• Participate in regular stakeholder meetings and conference calls
• Identify, develop and implement improvements to stakeholders on the transaction management processes
• Foster client relationships
Transaction Management
• Independently manages and executes transactions with high level of experience
• Delivers measurable value by negotiating favorable economic and flexible lease terms for the client.
• Work with SME’s to customize reports, dashboards and analytics specific to account team usage
• Actively monitor progress of assigned transactions
• Collect client requirements, obtain market data, review market reports, retain real estate broker partners nationally, oversee site selection and site evaluation, create requests for proposals (RFP’s), negotiate letters of intent, leases, purchase and sale agreements, and prepare approval packages for stakeholders
• Develop occupancy cost savings strategies, develop and evaluate alternative occupancy solutions and financial structures and refine existing transaction processes and procedures
• Review commission invoices for accuracy and progress on payment; ensure accuracy; update regularly
Revenue Growth
• Helping the Real Estate Director expand account services and participate in business development opportunities
• Participating in opportunities to develop new business with Real Estate Director and other key stakeholders
• Helping drive revenue and manage an account’s adjusted growth margin year-to-year growth
• Proactively manage, identify and present to client unforeseen transaction opportunities
Talent Management
• Coaching and developing team members including attracting and retaining top talent
• Assist team members with complicated transactions/ financial analysis / modeling
EDUCATION AND EXPERIENCE
• Bachelor’s degree
• Masters, MBA or other advanced degree, preferred
• Strong client trust, confidence and acumen
• 5 years of relevant work experience with at least 3 years as a Transaction Manager, preferred
• Proven skills in contract review and lease/purchase and sale negotiations
• Experience working with corporate clients to achieve real estate objectives
• Proven ability to manage a team consisting of dedicated and variable Transaction Advisor, Sr. Analyst and Analyst level resources. Ability to lead/coach diverse teams and identify and develop top talent
• Real estate brokerage or salesperson license
