Overview
Job Summary
Serves as the subject matter expert to the Company’s overall refrigeration, HVAC, lighting system operation and energy usage of retail stores and corporate office. Responsible for refrigeration and control system design and operation for new and existing facilities. Analyzes current maintenance and energy usage and develops management plans in order to provide proper operating conditions with cost effective energy utilization. Responsible for the company’s control, energy, and refrigerant tracking systems. Consistently provides world class customer service to internal and external customers. Performs other related work.
Typical Duties and Responsibilities
• Maintain an atmosphere of friendly, enthusiastic customer service with an emphasis of taking care of the customer. Provide exceptional customer service to internal and external customers by telephone, email, and in person.
• Develop the sum of the recurring and nonrecurring life cycle costs to improve current designs, maintenance procedures, and contractor training to reduce ownership expenses. Metrics for evaluation are to include energy, maintenance cots, refrigerant usage and product losses. Ensure that system and energy management operations are supportive of the operational goals of the company.
• Track, analyze and make recommendations for improving key maintenance parameters such as asset utilization, maintenance cost, PM compliance, energy use, product loss, etc.
• Ensure city, county, state, and federal regulations relating to the refrigeration systems are met at all times.
• Develop long-range plans for implementing innovations.
• Assist with planning and implementing facility improvements, expansions design criteria.
• Develop and maintain operating, training, and procedure manuals for the refrigeration and energy management systems to ensure the best operation in the area of refrigeration and energy equipment maintenance.
• Conduct performance reviews of Refrigeration and & HVAC contractors. Review and recommend for approval maintenance contracts where applicable (filters, water treatment etc.).
• Maintain a continuous activity/monitoring schedule for all facilities in order to coordinate with construction and compliance efforts.
• Develop a set of metrics to determine life cycle expectations of refrigeration and HVAC equipment. Prepare IRR evaluations to receive budgetary approval for life cycle replacements and equipment upgrades. Develop a projected schedule for R-HVAC capital equipment replacement expenditure.
• Work with energy suppliers to contract for the direct procurement of electricity and natural gas in deregulated markets for stores and offices.
• Establish and maintain Commissioning Procedures, Requirements, and Reporting including set point verification and continual commissioning documenting on-going results.
• Ensure effective participation by the maintenance contractors in the implementation of policies and procedures.
• Review consultants’ recommendations for new store and remodel programs and designs.
• Compile and project utility and maintenance budgets and energy conservation measure program budgets based upon operational forecasts and needs.
• Initiate and carry out projects that improve efficiency and/or reduce operating costs.
• Monitor facilities design and construction activities as relates to refrigeration systems and energy management.
• Provide regular reports as to the overall effectiveness of the refrigeration maintenance and energy management program.
• Participate in store renovation planning meetings with merchandising and store operations groups.
• Performs other duties as assigned or needed.
Requirements
Education:
• Bachelor's degree in Mechanical Engineering, Engineering Technology, or related field OR combined equivalent education, training and experience demonstrating considerable knowledge of refrigeration equipment and systems in addition to experience requirements listed below.
Experience:
• At least ten (10) years of experience in energy management, refrigeration systems design, construction, and/or maintenance, or closely related field.
• Demonstrating knowledge of energy management program development.
• Universal Certification (EPA or other) for handling refrigerants.
• Some knowledge of OPTO-22, ALC and CPC controls and remove interface.
• Demonstrating knowledge of HVAC and lighting systems. Strong organizational, communication, and interpersonal skills.
• Exhibiting practical and theoretical knowledge of testing and commissioning systems.
• Offering the general skills required to interpret construction drawings and specifications.
• Preparing and presenting oral presentations to groups.
• Developing and monitoring contracts.
• Demonstrating good knowledge of building site and planning functions, building energy conservation techniques and building codes and related regulations.
• Recognizing and evaluating deviations from engineering standards.
• With EPA and OSHA related safety codes and practices.
• Operating computers with Windows applications, including Word, Excel, Outlook, etc. in a work setting.
• Applying strong analytical and problem-solving skills with close attention to detail in order to effectively monitor progress and complete assignments, performing all duties with efficiency and accuracy.
• Utilizing excellent verbal, written and inter-personal communication skills, establishing and maintaining a good rapport with co-workers, supervisors, management and leadership.
• Accepting direction from multiple sources and effectively managing time to ensure deadlines are met.
• Demonstrating initiative and self-direction to perform a variety of simultaneous skills (multi-tasking), fielding and prioritizing different tasks, phone calls and projects with minimal supervision.
Ability to:
• Demonstrate the technical knowledge of all types of refrigeration and HVAC equipment and systems as they pertain to the supermarket industry.
• Manage and forecast budget and personnel.
• Take the initiative to develop needed professional skills appropriate to job assignments.
• Demonstrate behavior that is professional, ethical, and responsible in all manners.
• Travel, up to 50%.
• Climb and work from ladders, bend and stoop, lifting and carry items weighing approximately 90 pounds.
Machines and Equipment Operated:
• Office machines (computer terminal, copier/scanner, 10-key, fax machine, telephone, etc.)
• Company Fleet cars and/or Rental cars
Additional Requirements:
• Acceptable Department of Motor Vehicles driving record.
Preferred Education, Experience and/or Credentials:
• Professional Registration (PE) or designation of Certified Energy Manager (CEM), preferred.
• Masters of mechanical engineering, engineering technology, or closely related field.
• In-depth knowledge of OPTO-22, ALC and CPC controls and remove interface.
