JOB DESCRIPTION
Key Responsibilities:
Leadership
• Setting goals for the China market business development team, developing organizational capability, and modeling how we work together:
• Identifies and communicates key responsibilities and practices to ensure that the organization promotes a successful attitude, confidence in leadership, and teamwork to achieve business results.
• Supports the implementation of company programmes, procedures, methods and practices to promote Levi’s key messages and achieve a competitive advantage.
Planning and Execution
• Developing strategic and operational plans for China market business development, managing execution, and measuring results:
• Conducts market gap and penetration studies.
• Develops and manages the budget for department.
• Oversees analytical support of ad hoc and strategic planning analyses to support company real estate development and asset management.
• Participates in strategic planning as a member of the China SMT to identify appropriate opportunities and plans to achieve store opening, brand penetration and sales performance objectives.
• Plans and manages processes and practices to ensure that programmes are aligned with overall company business goals and objectives.
Store Development & Construction
• Accountable for new store development plan / location selection and negotiation
• Optimize the store opening plans to maximize the business potential and achieve China strategy business plan
• Lead Real Estate team in negotiations with current and prospective business partners on investment costs and returns, contract terms etc.
• Store asset management
• Build and maintain good relationships with landlord and relevant parties
Business Requirements
• Providing functional expertise and executing functional responsibilities:
• Identifies and takes measured steps to limit financial real estate lease exposures when necessary for legal or Company initiatives.
• Manages all aspects of new store development (real estate acquisition and construction). Leads business development teams in the assessment and resolution of legal, lease and entitlement issues for potential property acquisitions.
• May negotiate with legal, financial, design and construction partners, and governmental representatives for parties involved in real estate site acquisition and development opportunities.
• Negotiates and closes real estate acquisition agreements as approved by the Company and secures appropriate terms and conditions to maximize Levi’s profitability, real estate portfolio holdings and ongoing access to property sites and programs.
• Researches new and existing real estate acquisition and development opportunities through broker networks, new market surveys, visits and discussion with external partners.
• Tracks performance goals and budget. Prepares management and pipeline reports and business plans. Compiles integrated market strategy report, post-analysis report and other special project reporting.
Partner Development & Team Building
• Providing partners with coaching, feedback, and developmental opportunities and building effective teams:
• Challenges and inspires partners to achieve business results.
• Conducts and ensures the completion of performance reviews.
• Ensures partners adhere to legal and operational compliance requirements.
• Oversees training and development of partners directly and indirectly managed and makes effective staffing decisions.
• Provides coaching, direction and leadership support to team members in order to achieve partner, business and customer results.
