Position Summary
Life Time Construction is the in-house General Contractor constructing new and existing luxury fitness clubs from coast to coast and in Canada. Project sizes range from 40,000 s.f. to 220,000 s.f., including precast or structural steel structures and high-end finishes. As a Sr. Project Manager based out of our Corporate Office, you are responsible and accountable for ensuring that each project meets the goal of being first in class, on schedule, at or below budget, safe, and promotes teamwork, communication, leadership and customer satisfaction. The position requires strong communication, interpersonal, training, and leadership skills.
Position Responsibilities:
• Responsibilities include, but are not limited to the following:
• Leadership, Communication, and Teamwork
• Develop premier construction management teams that supports the needs of Life Time and the RE/Development, Architecture, Engineering, Design and Construction divisions
• Participate in selected company-sponsored/approved organizational functions and efforts
• Participates in large process and policy discussions and assist to create and implement policy and procedure to ensure the company continually adapts to the changing market
• Participates in weekly meetings with Sr. Project Managers
• Ensure site teams have the resources and support to provide the best product possible
• Empower teams to make decisions in the field. Create better relationships with Arch's and engineers
• Use the appropriate level of forethought and planning in decision making to assure Life Time Construction company success
Employee Management and Development
• Field ambassador and create strong “Connection” with the field staff and keep them informed
• Manage retention for field management
• Provide consistent field management principles amongst all projects
• Support and encourage ongoing career training and learning
• Reviews and assists Sr. Project Managers’ Monthly staffing plan for all projects and pending projects. Identify challenges per project and provide vital input for field teams
• Provides mentorship to junior team members and ongoing feedback of work performance
• Identify candidates for operations positions and partner with Sr. Project Managers and Human Resources through the interview and hiring process
• Support Sr. Project Managers on accountability for site management
• Ensure team members are completing work in compliance with Life Time Construction and Life Time Policies
Contractor Management
• Assists project teams to resolve challenging subcontractor issues involving schedule
• Ensure proper Vendor and Subcontractor relations
Financial Management
• Inform project management on potential cost spend on decision making in field
Quality Management
• Assess and evaluate value engineering on a continual basis during design development
• Assist in the plan review and certification process as needed
• Oversee the QA/QC program Delivers buildings and projects to LTF Operations 100% complete at Grand Opening
• Provide assistance services to project teams as needed through the duration of the project
• Assess and evaluate value engineering on a continual basis during construction through Certificate of Occupancy
• Assist in punch list process
Quality Control
• Responsible for Commissioning of the Envelope including inspections process, reporting and final sign on behalf of Life Time Construction.
• Commissioning Agents and assist Life Time Architecture
• Conduct enclosure audits and reporting during each project site visit as applicable to schedule
Schedule Management and Planning
• Meet and always strive to exceed the agreed upon dates for Turnover and Grand Openings.
• Assist in development of preliminary project schedule for project planning, bidding, and contracts
• Facilitate, in conjunction with Sr. Project Manager, the preliminary project schedule handoff to project team
• Monitor and review project progress and provide support as necessary
• Oversee Monthly Milestone Update Reporting
• Help identify when PM's/office team is slowing down production
• Responsible for preliminary site and logistics planning as required on a per project basis
• Strive to adhere to project schedule, managing milestones and critical path activities
Safety Management
• Promote Zero Injury culture at Life Time
• Support Safety Director with policy and process
• Conduct safety audits and reporting during each project site visit
• Follow up on safety issues after Safety Director/coordinator site visit
• Ensure projects are consistently and proactively completing safety audits and reporting
Project Closeout and Warranty Management
• Coach field teams on turnover and opening process.
• Assist the project teams during project closeout
• Support the policy and process of the Closeout & Warranty Program Manager
Travel
• Director of Field Operations will travel 75+%, or as required to perform responsibilities
Qualifications
Education:
Two-year college degree in related field
Four-year college degree in related field preferred
Experience:
Six years commercial construction experience
Five years project management experience
