Life Time, Inc is seeking an experienced Real Estate and Development project manager to handle all day to day responsibilities of a large mixed use development including approximately 700,000 SF of GLA on a 7 acre parcel in Dallas, TX. The individual will be responsible for preparing pro formas, leading the entitlements, development, approvals and permits for the project in conjunction with the developer who controls and is developing an additional 17 block redevelopment. The responsibilities will also include internal and external design team coordination, city meetings, construction coordination, owners representative duties during construction and ensuring that budgets and schedules are met for every milestone of the project.
Once project is complete or nearing completion, the candidate will be required to head up the operational plan and lead the effort of leasing, managing and potentially refinancing the property.
Examples of Work Performed
• Provide executive leadership and direction to internal and external project teams for each project.
• Develop project scope, schedule, and budget, and drive resolution to issues that arise through the construction period while controlling cost.
• Coordinate the entitlement process from site plan approval, environmental permits, building permits, and all other permits required for development.
• Effectively communicate at all levels to gain support and approval for project decisions.
• Develop economic project pro formas in collaboration with finance, pre-construction, and Development teams.
• Responsible for the delivery of projects, on time and budget, brand right, and in alignment with company growth and portfolio strategies.
• Report and coordinate project updates, decision requirements and business strategies with the CFO and Sr. Vice President of RED.
• Coordinate with the construction and property management teams to ensure organized and efficient transfer of buildings from construction to property management.
• Coordinate with the construction team to ensure that timelines, plans, and specifications are being followed
• Direct consultants and contractors including engineers, architects, land use attorneys, and construction contractors in order to deliver projects on time and on budget.
• Extensive travel.
Qualifications
Education:
• Four-year college degree in related field
Experience:
• 10 years Mixed Use or Commercial Development Experience
Licenses / Certifications / Registration:
• None required

• Ability to multi-task and learn quickly
• Ability to operate a personal computer
• Knowledge of standard office procedures and computer software
• Outstanding oral and written communication skills
• Ability to effectively multi-task with tight deadlines independently and within a team environment
• Ability to define problems, collect and analyze data, establish facts, draw valid conclusions and recommend solutions
• Knowledge of real estate finance
• Knowledge of site development and negotiations
• Strong project management skills
