Responsibilities:
The Director – Finance – Facilities Construction and Real Estate Development will support the SVP – Finance and SVP Project Management Executive in all financial aspects of various construction and real estate development projects in our venues.
• Assist in preparation of project budgets in conjunction with internal and external personnel. This is a collaborative effort involving several division and departments within the company as well as external project managers, construction companies, etc.
• Preparation of senior management presentation packages of financial results and projections. This includes actual spending and estimate costs to complete v. project budget.
• Participate in any value engineering exercises on a project as necessary.
• Tracking expenditures through our purchasing system by approving all requisitions, checking for in out of budget status and account coding.
• Track expenditures through our payroll systems and comparing to project budgets.
• Follow up on any out of budget expenditures.
• Issuance of monthly periodic project status reports to the project team and senior management. This includes reconciling internal tracking reports to the external tracking of the project managers.
• Reconcile tracking reports to the general ledger. Follow up on any invoices processed by the company that did not go through the PM.
• Preparation of corporate budgets and forecasts for construction and new business projects and presentation to management.
• Preparation of financial analysis in support of construction and new business development projects (i.e. IRR calculations). This is a collaborative process involving several divisions and departments within the company, including Ad Sales, Food and Beverage, Retail, Facilities, Bookings and Productions.
• Participation in projects meetings with internal staff as well as external project managers, construction companies, etc.
Qualifications:
• 10-15 years experience and a Bachelor degree in Accounting or Finance required and MBA or CPA a plus.
• Bachelor degree in Accounting or Finance required; MBA or CPA would be a plus but is not required.
• Advance analytical and financial skills are required.
• Experience in budgets, forecasts and financial analysis.
• Knowledge of capital projects and building cost. Ability to calculate Internal Rate Return (IRR) analysis and must have knowledge of capital expenditure rules. Understand depreciation calculations.
• Must have strong advanced Excel skills along with experience in other accounting and finance applications. (Puridiom, PeopleSoft, Oracle 11i, Work Brian and TM1)
• Strong capital experience is required.
• Background in commercial construction is desired
• Ability to work in a high-pressure environment.
• Excellent oral and written communication skills and advanced computer skills.
• The individual in this position must be a self-starter, be organized, have a sense of urgency and a dedicated team player.
• Leadership - must be able to work with various operating groups and all levels of management to successfully execute project plans with adherence to timelines.
• Communication Skills – must present themselves in a professional manner and communicate regularly with EVPs, GMs, VPs and Directors in the all Divisions
• Demonstrated flexibility – must be able to juggle various projects and be willing to change projects as needed
• High Energy and Commitment – must display a positive, confident assertive personality and be able to work on projects until completion.
• Detail Orientated – must have the patience to work on various computer systems to extract the information needed to compile detailed reports.
Education requirements:
Candidates who have completed 60 credits of college-level coursework (representing 2 years), or have shown similar self-development through certifications, trade school coursework, etc. are preferred.
