Responsibilities:
The Director of Property Operations & Asset Management will be responsible for ensuring the suitable work environment for MSG staff located within 2 Penn and 11 Penn Plaza, including general conditions, space planning and construction, maintenance, and security issues. Director will plan operational and logistical layout of additional and existing space under the guidance of EVP, Marquee Events & Operations and with input from division heads and architectural consultants.
The Director will assist the EVP, Marquee Events & Operations in negotiating new leases and extensions to control Real Estate costs, including for office space around the country. Position will work closely with EVP and Finance to develop strategic plans involving cost analysis for space acquisitions and subsequent capital construction projects. Responsible for overseeing architects and general contractors during construction work for newly acquired space and other structural renovations or potential office restack. The Director will work closely with People Practices as well as Department/Division heads to coordinate all personnel relocations and oversee all of the services involved to carry out those moves. Negotiate and authorize landlord and other outside vendors to facilitate repairs and services in a timely and cost effective manner in addition to coordinating the equipment removal and all off-site storage and retrieval. Supervise our mailroom vendor to assure the standard of both staff and service, plus act as the primary liaison with our other contracted mail/delivery services.
A primary function of the Director will be to provide day-to-day operational and financial oversight of our entire portfolio of commercial properties.
MAIN DUTIES/FUNCTIONS:In order of importance, list the main duties and functions of this position with the anticipated approximate percentage of time devoted to each such function or duty.
• Oversee the day to day management, operations, and logistical work needed to keep MSG’s corporate offices running effectively and efficiently
• Act as the primary liaison and coordinate building services with our Landlord, Vornado, including climate control and safety issues
• Consult with Finance, People Practices, and EVP Marquee Events & Operations to fulfill requests and develop space requirements in addition to working with department/division heads in orchestrating the appropriate logistical layout of office space
• Work with Finance and Technology on cost planning and analysis for all space and office equipment changes caused by adjustments to headcount
• Work with our Internal Communications team to ensure important building notifications and announcements are communicated to impacted groups, or the entire staff as needed
• Champion important Company and employee needs to the Building Manager, Chief Engineer, and Head Porter
• Schedule staff efficiently to maintain service level within a reduced budget for our main reception areas, including 26th floor
• Oversee Mailroom operation to ensure the expected performance level while observing fiscal responsibility
• Assess needs and propose solutions for all office furniture/fixtures and acquire as needed
• Administer maintenance contracts with outside vendors and help negotiate the lowest prices available for new services
• Maintains and administers departmental budget as well as the company’s Corporate Administration Budget, which is used for all Building related expenses (i.e. Repairs & Maintenance, Cleaning, HVAC; etc.)
• Facilitates capital expenditures and responsible for reconciliation of Landlord reimbursement funds
• Assist EVP in working with architectural consultants to help develop design plan and restructuring of existing and additional office space
• Work closely with EVP to engage our Real Estate advisors on space needs and work with them on negotiation strategy and implementation
• Will act as a shared resource to MSGN and sub Landlord to Fuse and AMC at 11 Penn

FINANCIAL RESPONSIBILITIES:
Total Budget:
• Payroll/Budget for 2 Managers + 6 FT Receptionist - $500k
• Maintenance contracts and repairs - $400k
• Capital improvements to space, includes constructions, furniture, and equipment - $2.5m - $5m
• Mailroom Services - $480k
• Office Relocations and Off-Site Storage - $250k
Qualifications:
• Ability to effectively communicate with various internal ranks, outside vendors and the public
• Utilize organizational skills and flexibility to take on vast array of projects and tasks
• Use resourcefulness and negotiating skills to fulfill responsibilities in the most efficient manner
• Ability to work with Vornado to understand company’s space needs and current market to help assess real estate locations and lease terms, especially as it pertains to meeting staff growth
• Familiarity with internal office space requirements and dealing with architects on planning and implementing renovations
• Extensive experience in negotiating with clients and vendors in regards to renovations, furniture and maintenance
• Prioritize assignments and workload, flexibility to adapt to changing circumstances
• Must be able and willing to work nights and weekends as needed as this is a 24/7 operated building and the Director will be the first point of contact to help address any issues that may arise

Must be able to perform standard office duties (i.e. sitting for long periods of time, standing, walking; etc.) Must be able to climb, lift, and carry moderate to heavy weights.
