General Responsibilities
The Real Estate Director is responsible for managing the Hertz real estate portfolio within an assigned area and across all divisions. The objective of the position is to serve as the senior property person for an assigned territory. The Real Estate Director must be prepared to deal with the mundane to the complex. Many situations that arise will be “once in a career” type issues which will require an analytical mind to discern a solution and a steady confidence and conviction to carry through to the end.
In addition to the day-to-day activities inherent in a senior level real estate position key responsibilities will include:
• Manage workflow of all pending transactions, service requests and disputes.
• Ensure RE Business Analysts follow procedure and mentor them in the RE process.
• Assist Senior Director, Real Estate with special projects & reports for senior management.
• Lead the Real Estate efforts within the territory including the efforts of a direct report, Real Estate Manager that will also complete deals
• Manage site searches for both new locations and relocations as requested by Division Operations.
• Dispose of surplus property in the most cost effective manner possible.
• Negotiate eminent domain settlements with condemning authorities.
• Assist the Law Dept. in managing issues that have gone to litigation.
• Resolve Landlord disputes & other Real Estate issues pertaining to leased properties.
• Assist with reports pertaining to status of Real Estate transactions and department’s performance.
• Be prepared to assist other departments in matters relating to real estate.
Duties consist of the following:
Timely processing & accuracy of Real Estate Summary’s. Ensure proper procedures are followed with regard to RE decisions/approvals. Make certain that RE disputes are handled in a timely fashion and in an amicable manner. Ensure proper documentation/approvals are provided with any Lease decisions. Ensure all RE deadlines (renewal options, expirations etc) are met. Ensure all leases & contracts comply with company policies.

• Manage and minimize risk to the business caused by the acquisition, management or operation of the Real Estate Portfolio
Mandatory Requirements
Responsibilities:
Bachelor’s Degree - An advanced degree is helpful.
At least 8-10 years of related work experience in non-residential Real Estate, preferably with more than one employer.
Qualifications:
Degree is preferred in Accounting, Finance or other business discipline.
Knowledge:
• A broad knowledge of non-residential real estate ranging from site selection and deal making through construction.
Skills:
• Detailed oriented
• Look upon problems not as a chore but as an opportunity to find solutions.
• If convinced of your position you are willing to take a stand in the face of others who disagree. And, when appropriate, willing to capitulate if circumstances warrant.
• Strong working knowledge of lease and contract terms and conditions, both in theory and real world applications.
• Ability to work on numerous assignments simultaneously.
• Work independently with little or no supervision.
• Exceptional communications & organizational skills.
• Ability to interact with all levels of management & outside vendors (Landlords).
