Job Description
Looking for a smart creative person to manage and partner with the development of global retail projects: from initial Real Estate site selection through construction completion including scheduling, procurement, construction management, punch list, and project close out. The Williams Sonoma global program includes both owner-operated locations and franchise locations.
Essential Functions
• Review design and location criteria with real estate, designers, and franchise partners
• Establish construction budgets and schedules, based on design and deal criteria
• Review plans and evaluate specifications for assigned projects
• For owner-operated projects, establish work letter scope and manage landlord provided items as defined by the lease
• For franchise project, work with franchise partner on establishing design scope within franchisee budget and schedule
• Review value engineering of projects with design team, vendors, franchisees, and construction team
• Negotiate contracts with general contractors and vendors
• Prepare, solicit, review and analyze construction bids
• Collaborating closely with design team to achieve best expression of each brand at each location
• Coordinate with purchasing manager on the selection and delivery of owner provides items
• Review and approve technical submittals with store design, architects, and engineers
• Conduct frequent construction site visits to evaluate progress and construction practices
• Manage general contractors and franchise construction partners with frequent meetings and performance evaluations
• Monitor and coordinate environmental testing, abatement issues, permitting, health codes, and any other required approvals where applicable
• Coordinate and follow-up on punch list performance
• Support any ongoing updates or maintenance to the fleet
REQUIREMENTS AND QUALIFICATIONS
Requirements:
• Bachelor's degree preferably in construction management or architecture
• Eight (8) years construction experience -- management of 20 projects per year
• Five (5) years minimum as retail construction project manager
• Ability to travel 40% to 60% of the time and work independently
• Experience with retail development globally -- both owner-operated and franchise development
• Computer knowledge -- Excel, Word-processing
• Budget management of 25 million per year
• Strong written and verbal communication skills
• Strong negotiation skills
• Strong technical construction knowledge
• Passion for Innovation and Retail
