Description
GENERAL PURPOSE:
Oversee the monetary and non-monetary compliance of all the company’s leases. Monitor Lease Renewal Options. Act as liaison to negotiate and resolve issues with Landlords, and company representative in Dispute Resolutions. Provide financial budgets for Store Operating Expenses and monthly analysis, Property Management Department G & A Budget and monthly analysis, and tracking the payment of receivables for Tenant Improvements, Notes Payable or Receivables, and sub-tenants for properties. Oversee the lease information in pdSitelink Real Estate data base. Oversee the management of non-lease functions including Estoppel Agreements. Planning of work flow, disposition and execution thereof.
ESSENTIAL FUNCTIONS:
• Option Renewals, Store Closures, & Reduced Occupancy
• Interact with Real Estate and Real Estate Law on lease provisions
• Oversee Major Landlords to resolve open issues
• Oversee Maintenance & Repair issues that are the Landlords responsibility
• Training of Managers in all phases of Property Management
• Provide management reports for meeting department objectives, status of Lease payments and reports, department procedures
• Manage Landlord Audit Schedule
• Oversee updating and maintaining Real Estate Software system
• Personnel counseling and management
• Oversee monthly monetary payments
• Annual Store Operating Budget and monthly analysis
• Annual Department Budget & monthly analysis
• Oversee the billing and reimbursement to Landlords of Tenant Improvements, Notes Payable, Notes Receivable, Maintenance & Repair bill backs

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:
• Excellent verbal and written skills
• College degree or equivalent experience in Property Management field in a Retail Environment
• 15 years Property Management experience in retail environment
• 5 + years supervisory experience
• Finance or Accounting background
PHYSICAL REQUIREMENTS/ADA:
Job requires ability to work in an office environment, primarily on a computer.
Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc.
Consistent timeliness and regular attendance.
Vision requirements: Ability to see information in print and/or electronically.
