Description
The Senior Manager, Americas Corporate Real Estate will be responsible for managing Autodesk’s corporate real estate portfolio in the Americas including HQ in the Bay Area. This position reports to the Director of Global Corporate Real Estate at Autodesk.
Key Responsibilities
• Identify, analyze and execute real estate transactions that support the business.
• Manage real estate lease expirations and other key lease dates and clauses. Provide regular key portfolio metrics and performance measurements to accurately reflect portfolio performance.
• Meet regularly with business stakeholders to understand corporate real estate needs by division and by site.
• Perform regular portfolio reviews by GEO and by Division and identify areas to improve utilization, increase employee engagement, improve cost management, and better meet business goals.
• Develop and communicate clear business cases for the analysis, review and approval of real estate projects for stakeholders, business leaders and executives.
• Create clear and meaningful presentations for portfolio reviews, project approvals and performance management.
• Update the VP, Director and other stakeholders regularly on all projects in the pipeline and on all potential transactions.
• Present to senior leadership with confidence in a succinct and factual manner.
• Work with real estate service providers including brokers, consultants, attorneys and finance professionals to develop and execute occupancy plans for offices in the region.
• Work with and at times lead a cross functional real estate project team including Facility Operations, Design and Construction, Finance, Operations, Tax, Risk Management, HR, and IT.
• Provide & review financial and qualitative analysis of scenarios relating to the acquisition, expansion, consolidation, relocation, contraction and restructuring of corporate real estate holdings.
• Interface with local government, City Councils and quasi-government agencies, including regulatory agencies in support of development objectives.
• Create annual real estate portfolio budgets for rent and other lease related expenses. Provide quarterly financial forecasts to reflect changes to the annual budgets.
• Develop and maintain ongoing relationships with landlords to resolve concerns and administer leases.
• Work with the M&A team to successfully integrate or divest of acquired real estate.
Qualifications
A Bachelor Degree in Real Estate, Finance, Architecture, Engineering or related field and 10+ years of experience in corporate real estate managing a portfolio of office properties. In-depth knowledge of commercial real estate in a corporate environment, including real estate finance, corporate accounting implications and legal aspects of real estate. Strong negotiation skills related to deal structures, leasing and disposition of properties. Strong work ethic and the ability to manage multiple projects with competing priorities. Understand and anticipate the shifts in the markets and their impacts on the business and the property portfolio. Ability to analyze alternatives (quantitatively and qualitatively), build consensus and present clear recommendations. Strong financial acumen with the ability to create, edit and review Excel workbooks. Able to take a strategic view when approaching a transaction or project. Understand the implications of site selection on the business, project costs and timeframes. Confident, succinct and factual presentation and communication skills to effectively interface with senior management, landlords and outside service providers. Ability to create presentations to describe complex real estate projects and strategies. High tolerance for ambiguity and ability to problem solve. Discreet and able to protect confidential information in performance of duties. Excellent organizational, follow-up, and reporting skills. Ability to travel domestically and throughout the Americas.
