The Sr.Project Superintendent is responsible for overseeing all stages of construction for the Project Team. Manages interactions with the general contractors and serves as a liaison between the general contractors and the project team. Works closely with the Sr. Project Mgr., Facility and the Facility Design Mgr. to ensure accurate design and construction throughout the project development. Manage the other Project Superintendents with the daily management of the and overall project site including all coordination activates between the various Contractors, Sub-Contractors, Architects and Engineers and their Sub-Consultants, Show / Ride Vendors, and the various Park Operating Departments. Coordinate all the inspections and approvals with the authorities having jurisdiction (“AHJ”).
MAJOR RESPONSIBILITIES:
• Pre-Construction Phase: Becomes familiar with the Creative concept package and monitor the development of the construction documents with the Sr. Project Mgr., Facility. Assists with the pre-qualification and evaluation of potential construction vendors. Works with the general contractors, vendors for site/construction sequence and logistics with general contractors, vendors and the project team with regards to access, insurance, etc. required to gain access to the site. Works with the general contractors in setting up mock-ups and samples area. Develops site lay down and access plan for the projects.
• Design Phase: Assists the Sr. Project Mgr., Facility with the review of all of the various design phase submittals from the outside architects and engineers. Reviews design documents for construction, completeness, corrections, and coordination. Reviews the existing facility status to evaluate what potential issues need to be addressed by the design documents. Attends design progress review meetings.
• Bid/Award Phase: Assists in the preparation of the Request for Proposals. Prepares all documentation required for site access, lay down and other logistics for the contractors and vendors for review by the Sr. Project Mgr., Facility. Assists in the final evaluation and recommendation process of the bids and proposals.
• Construction Phase–Site Management: Responsible for the daily management of the overall project site including all coordination activates between the various Contractors, Sub-Contractors, Architects and Engineers and their Sub-Consultants, Show / Ride Vendors and the various Park Operating Departments. This includes pre-planning and execution to ensure the Contractor is providing adequate resources to the tasks to meet Cost, Safety, Quality, and Schedule.
• Construction Phase–Quality control: Responsible for ensuring that the work being installed by the Contractors is per the drawings and specifications, using sound construction practices and good quality workmanship. .
• Closeout Phase: Manages overall punch list and close out process for the facility. Assists in the preparation of an overall project post mortem for the Facility.
Qualifications/Requirements
SCOPE: Non-routine; general policies applied to frequently changing situations. Influences decisions of moderate nature requiring high degree of tact Daily on-site supervision of the Facility Contractors, Sub-Contractors, and Show / Ride vendor interfaces. Manage the daily, weekly, or monthly field inspections w/ the authority having jurisdiction.
QUALIFICATIONS:
• Educational and experience requirements include a two year education beyond high school or equivalent combination of technical training and related experience and a minimum of 10 to 15 years construction site supervision and layout experience.
• Full working knowledge of surveying techniques, equipment standards and procedures is necessary. Must have the ability to read blueprints and develop as-builts.
• Ability to assume responsibility, interface and communicate with others a must. Effective oral and written communication skills and ability to represent the company and project team in a professional manner to the Contractor, Architect, related project staff and the community.
• Computer skills are required as well as previous experience with Microsoft Office and Meridian Prolog software. Enthusiasm for challenge and new initiatives are prerequisites.

EDUCATION: Technical school preferred. Bachelor’s degree or equivalent successive advancement in work experience is required.
EXPERIENCE: Prior experience as a project superintendent with a theme park company or construction company who has done theme park work. Minimum experience as a project superintendent: 10-15 years; or equivalent combination of education and experience
