Overview and Responsibilities
Viacom's Core Services team is hiring a strategic innovative Project Director acility operations position with a proven record to deliver successful corporate projects and manage facility operations to join our team.
The role of this position will assist the project planning, budgeting and oversight of Viacom Construction projects. The job requires the ability to create strategic plans and corporate workplace design strategies in collaboration with a number of internal and external resources/groups - fulfilling client needs while also managing expectations around budget and logistics. The role will also be responsible for facilities maintenance operations of Viacom's west coast locations.
PRINCIPAL RESPONSIBILITIES PLANNING & DESIGN
• Represent Viacom to outside consultants hired to design and build the space as well as serving as "Owner Representative" at design and construction meetings.
• Managing all phases of the design process from inception through completion, including but not limited to: programming, space planning, schematic design, design development, furniture (specification and purchasing), detailed project budgets, bidding & award, permit, construction documentation & administration, LEED and project close-out.

FACILITY OPERATIONS
• Supervise the maintenance staff and vendors that provide support to employee population at multiple lo Oversee preventative maintenance vendors implement procedures, policies and frequencies. Ensure that Viacom Facilities procedures are being adhered to.
• Provide quality control inspection and develop reports related to work being performed by maintenance staff as dictated by established maintenance
• Maintain supply inventories to ensure that the members of the maintenance staff are properly equipped to perform their job function
• Review services being provided by cleaning contractor on a daily basis and develop daily report indicating quality of work being
• Supervise labor for special projects and events to ensure all facilities services are being provid
• First contact for building emergencies and security issues. Ensure security procedures are implemented and that contacts and procedures are up-to-date. Ensure that emergency response equipment is properly situated throughout the buildi
• Supervise purchase orders, invoice processing and vendor contract
• Prepare quarterly and yearly operational budgets.
• Assist in the preparation of the facilities budget by tracking expenses per vendor and long range planning for prospective Monitors budgets and expenditures and prepares ad hoc special reports as needed. Works closely with the Finance Department on invoicing and billing, capita l expenditures and capital project requests.

Basic Qualifications
• Extensive knowledge of the commercial interior architecture and/or design i
