About the Role
WeWork’s Global Security and Safety Team is currently in search of a Sr. Director, Global Building Openings who is proficient and highly experienced in the elements of project management, security design, security systems, risk analysis and mitigation, logistics, sourcing and vendor management.
As the Sr. Director, Global Building Openings you will be involved in multiple projects from start to finish, working with a variety of internal departments as well as external stakeholders (e.g.: Regional Operations, Construction and Development, Technology, Landlords, System Integrators, Risk, and Building Operations) to ensure that all security and safety requirements associated with new development projects are delivered on time and within budget. In addition, you will ensure that all systems, processes, equipment and signage relating to Security and Safety are in place at the time of commissioning and turnover to operations.
Responsibilities
• Become familiar with and immerse in WeWork’s internal systems to track and plan all construction/ new site projects
• Manage a global team of both direct and in-direct reports
• Develop and maintain close relationships with internal teams responsible for design, development and construction
• Ensure all construction and system drawings relating to security systems are completed in a timely and efficient manner
◦ Provide guidance and solutions in addressing concerns or shortcomings identified in drawing reviews
• Provide advice and alternatives for matters such as camera locations, access control hardware and system integration concerns in collaboration with the Security Design Manager or others as appropriate
• Establish and maintain vendor relationships and ensure that vendors are meeting or exceeding contractual requirements
◦ Establish and implement a formal vendor management program (e.g.: KPI’s)
• Ensure that all equipment is purchased in accordance with internal policy and in a cost effective manner
◦ Review current sourcing strategies and make recommendations for improvements and cost savings
◦ Be familiar with new products related to Security and Safety processes or hardware to improve efficiency or reduce costs
• Establish sound logistical processes for the ordering, purchase, delivery, storage and deployment of security and safety hardware and materials
• When requested, identify risk associated with locations and make recommendations for remediation
• Be familiar (on a global scale) with Security and Safety related requirements such as Fire Life Safety, Health and Safety (e.g., OSHA) as they pertain to Security systems and signage
• When required, implement training programs to improve regional operational team performance as it pertains to Building Openings in collaboration with the Security Systems Team or others as appropriate.
• When requested or required provide input and recommendation on design standards and alternatives in collaboration with the Security Design Manager or others as appropriate
• Utilize project and construction management programs in support of your responsibilities
• Travel in support of these responsibilities will be required
Qualifications
• Bachelor’s degree
• 10+ years experience in security systems, integration and installation
• 10+ years of managerial experience.
• Strong communication skills in both written and verbal form.
• Strong time management skills and experience managing multiple projects simultaneously.
• Ability and experience to develop and implement training material.
• Experience managing large scale projects with multiple deadlines and stakeholders.
Beneficial Experience
• Proficient in the following programs: all things Google, Bluebeam, MS Office, AirTable, Slack, Monday (project management software)
• Global, government, military or law enforcement experience
