DESCRIPTION
The Amazon Physical Stores Finance team is seeking a Finance Manager to support Real Estate and Store Development for the growing Amazon Books, 4-star, and Kiosk retail formats. This high-visibility role will partner with Real Estate to evaluate potential retail locations through site level pro-forma financial analysis, lease evaluation, and risk assessment. It will also partner with the Store Development team for these formats to establish construction and maintenance budgets, assess financial tradeoff in store design, and evaluate the return on investment for proposed store-level changes. This role is responsible for tracking expenditures against established store development budgets, and developing solutions to make existing financial processes (i.e. budget tracking, progress reporting, and purchase order approval) more scalable as our store portfolio grows. This role is also responsible for coordinating with FP&A to ensure the latest store launch calendars and financial expectations are accurately reflected in all financial planning and reporting exercises. It will partner with the Real Estate Economist teams to evaluate and refine site level performance forecasts to improve forecast accuracy. A successful candidate will exhibit a high level of judgement in evaluating complex tradeoff decisions; model store level financial projections to allow for quick, confident decision making; and proactively seek ways to automate and scale manual processes.
Key Responsibilities include:
• Partner with the Real Estate team for all financial analysis and reporting in support of real estate decisions across multiple retail formats. Evaluate the tradeoffs between various real estate deals and retail concepts.
• Perform various ad hoc analysis to help business leaders understand the financial implications and evaluate future real estate and business strategies.
• Partner with the Store Development to support Design, Construction, and Facilities teams. Support includes managing R&D spend, store build capital budgets, new concept development and existing store R&M budgets.
• Develop future state models to analyze business health and help business leaders evaluate go-forward strategies
• Maintain and track spend against store construction and maintenance budgets. Develop tools to better automate process and improve visibility of budget status
BASIC QUALIFICATIONS
• 5+ years of relevant finance experience
• BA/BS degree required
• Prior Commercial Real Estate or Retail Store Development Experience
• Advanced Excel & business modeling skills
• Demonstrated ability to manage multiple competing priorities simultaneously and drive projects to completion
• Strong financial modeling & analytical skills; Superior attention to detail
• Persuasive oral/written communication skills

• MBA from highly rated business school
• P&L Management or FP&A experience
• Experience developing and presenting analyses and insights to senior management
• Proficiency in financial software and systems including Excel, COGNOS or comparable forecast aggregation software. Knowledge of internal Amazon tools (CP, Fortune, etc) is a plus.
• Knowledge of SQL, database, and data mining is desirable
