The HQ by WeWork Community Director reports directly to the Southern California General Manager and will lead the overall growth and sustained performance goals of this product. The role will primarily focus on development of this new Mid-Market stand alone concept while also serving as a ground control for all teams that deliver services for building operations including: Safety & Security, Facilities, Technology Services, Community Services, Member Experience and a variety of HQ partners (Real Estate, Design and Development, Sales, Account Management). Responsibilities vary from project management and execution, data analysis, budget tracking, vendor management, coordination and communication to all internal and external stakeholders.
Key Responsibilities
• Set the tone for the team (HQ by WeWork Community Manager), demand performance, and drive results
• Be the local market presence to support Real Estate Team in selection of future market insights
• Assist in programming the physical space with the Design and Development Team
• Help manage the P&L - member growth, occupancy, revenue & margins - managing budgets & pro forma
• Be ultimately responsible for health of community and experience of buildings
• Be ultimately responsible for performance of local team and for product health
• Provide the HQ by WeWork Community Manager with day-to-day operational support as needed, including but not limited to: New member onboarding, request and escalation management, vendor management and member communications.
This individual will also play a key role in building out the operational framework and launch for this new vertical. This includes:
• Develop/Refine standard operating procedures
• Aid in real estate leasing and new space programming, providing operational insight
• Create operating expense efficiencies and strategize a staffing model for this business line
• Further develop scope and relationship between operator and account executives
• Develop service offerings and partnerships that both uniquely benefit members and increase WeWork’s potential revenue
• Develop best practices for Opex reduction strategies related to but not limited to supplies ordering, services provided, move-out process and management
Building Operations Responsibilities
• Project manage key initiatives related to enhancing community experience, creating operating efficiencies and/or incremental revenue streams related to any of the main building operational pillars: Safety & Security, Facilities, Technolgy Services, Community Services
• Leverage data to develop dashboards to analyze the business and identify opportunities to create efficiencies
• Liaise with vendor management team to drive accountability with top vendors
• Aid and assist in identifying opportunities and deficiencies within the new building opening/handover process
• Assist in monthly Operating Expense review to look for opportunities to resolve challenges and create new processes to drive profitability
• Assist in execution of special projects and new business verticals that arise
• Build and maintain relationships with internal team members and external resources

Experience and Requirements:
• BA / BS or MBA equivalent in Business, Marketing, Hospitality or other related degree
• Minimum 10+ years experience in hospitality, marketing, retail, startups, consulting or related experience with strong operational focus
• Experience in real estate, facilities management or retail a plus
• Skilled relationship manager, 3+ years experience managing enterprise accounts
• P&L experience required; Financial literacy and business operations knowledge
• Have an entrepreneurial drive
• Highly flexible and adaptable to continuous change and growth
• Excellent verbal and written communication and interpersonal skills
• Strong organization and project management skills
• Ability to work well with a great deal of autonomy
• Ability to solve problems with innovative thinking
• Experience in planning strategic growth
