About the Role:
WeWork’s Operations Department is looking for a Territory Asset Manager for the East to implement the Asset Management playbook for the fleet of locations in the North East. At WeWork, Asset Management encompasses all aspects of operating our buildings including managing the leasing due diligence from an Operations perspective, overseeing all operational escalations arising in your region, managing Landlord and Property Management relationships, overseeing Capital Plans and Capital Improvements, overseeing the operational budget of each building in your region, and maximization of each building’s profitability. This role will report to the Regional Director of Asset Management, as well as work closely with the global Asset Management team.
This position will require experience with various stages of Property Management, Leasing, Construction, Real Estate Finance, and Vendor Management.
Responsibilities
Leasing and Landlord Relationships
• Ensuring high quality lease terms for any new buildings in your market.
• Manage all Landlord escalations in the North East, working closely with the regional Asset Management team.
• Maintain database of property managers, landlords, and key building info for the North East.
Capital Improvements and Risk Management:
• Budget and coordinate Capital Expenditure opportunities in collaboration with Capital Finance Team and the Regional Director of Asset Management.
• Analyze each WeWork location’s life stage and cross-reference lease milestones (ie. Renewals, additional landlord concessions, etc) in order to help prioritize Capital Upgrades within your region.
• Conduct site visits and review performance of physical assets and equipment in order to effectively manage Capital Improvements in the market.
• Manage the development, restoration and upgrade of projects including through financial accountability and project management tools.
• Help prepare financial analysis of Capital Improvement recommendations including for presentation to relevant WeWork decision makers.
Optimization of Financial Performance
• Work with the Regional Director of Asset Management to maximize profitability of the fleet. This includes:
◦ Operational budget planning and proper management of OpEx.
◦ Adjusting pricing as needed in high or low occupancy buildings.
◦ Working with our sales team to incentivize dynamic partnerships.
◦ Effective capital allocation to improve underperforming assets.
◦ Oversee energy management and sustainability initiatives for the region.
Qualifications
• College graduate with a four-year degree
• At least four years experience with Property Management in a regional capacity, managing more than five locations and over $5m annual operating budget
• Experience with project management, construction, and leasing
• Must have strong verbal and written communication skills
• Must have exceptional organizational and multitasking skills
• Must have strong financial skills, with an ability to clearly articulate financial plans and budgetary goals
• Ability to build relationships and work cross functionally in a high paced environment
• Demonstrate integrity, dependability, accountability, self-awareness, strong work ethic and empathy
• Passion and understanding for WeWork’s mission and values.
