The Transaction Management team is responsible for leading lease negotiations and supporting transactional work throughout term sheet and lease negotiations on behalf of Real Estate. Given the company’s deal volume, the Transaction Manager is responsible for driving the negotiation process, while working closely with deal originators and legal counsel. As a deal negotiator, the Transaction Manager is responsible for keeping in mind the long-term professional management of WeWork’s leasing pipeline and portfolio within their designated region and territory. As a dedicated member of a regional deal team, this role requires a deep understanding of commercial leasing terms and passion for working cross functionally to meet regional goals.
Accountable for
• Working directly with a dedicated Real Estate Manager to support term sheet and lead lease negotiations
• Conferring with stakeholders, including construction and design, building operations, and finance to ensure each departments’ needs are met throughout the lease transaction
• Facilitating timely deal conversion, advantageous deal terms, successful lease negotiation, project management and overall leasing portfolio management
• Contributing to and overseeing investment committee presentations, etc.
• Facilitating all actions required for the professional management of global portfolio
• Train and educate deal managers in term sheet and lease negotiations
• Creating and facilitating processes that ensure all business needs are met in the most efficient manner
• Escalating cross-departmental or business issues to the real estate regional director and global head of transaction
Capabilities
• 6 or more years of relevant work experience in commercial real estate law; CRE brokerage experience a plus
• Experience with commercial real estate and transaction management
• Strong capabilities in lease negotiation and alternative deal structures
• Strong understanding of commercial real estate industry
• Impeccable and concise communication and presentation skills, verbal and written
• Teamwork, cooperation, and ability to take direction
• Reliable, focused and detail-oriented
• Demonstrated ability to consistently meet deadlines
• Strong time management skills and experience managing multiple projects simultaneously
