The Real Estate Underwriting & Analytics team is responsible for performing all financial analysis pertaining to WeWork’s regional expansion. This position is responsible for all market research, deal underwriting, pipeline reporting and real estate analytics within a designated region. This role will assist with lease negotiations and financial review discussions with external real estate partners.
Accountable For
• Market research for new and existing markets within a designated region
• Deal underwriting, benchmarking and overall region pipeline/portfolio analytics
• Research and support development of strategic partnerships in region
• Work with global & region leadership and analytics team to facilitate market analytics, demographic studies, new market selection and region reporting
• Establishing and managing regional benchmarks, ranging from team performance to deal metrics and pipeline conversion
• Facilitating all actions required for the professional management of regional portfolio
• Supporting and maintaining systems for regional portfolio management
• Educate the regional Real Estate deal teams in communication and collaboration related to portfolio level conversations with landlords as well as capture the information
• Central point of contact for regional deal teams related to financial deal underwriting
• Assist with creative lease security structures for expanding the region’s real estate portfolio
• Conduct face-to-face meetings and calls with external commercial real estate partners
• Liaise between the regional Real Estate deal teams and regional Finance teams
• Review WeWork’s real estate portfolio to find opportunities and a Landlord database with metrics
• Review and audit the different deal structures that WeWork has entered with Landlords
• Managing and training the region analysts
• Maintaining strategic alignment with regional real estate teams, which includes attendance at all global real estate leadership meetings and strategic events
Capabilities
• 12 or more years Commercial Real Estate, Investor Relations, Portfolio Management and Real Estate Finance experience
• Strong capabilities in financial modeling and market research
• Strong understanding of commercial real estate industry
• Impeccable and concise communication and presentation skills, verbal and written
• Teamwork, cooperation, ability to take direction and develop others
• Reliable, focused, with demonstrated ability to consistently meet goals and deadlines
• Strong time management skills and experience managing multiple projects simultaneously
• Excels under pressure; ability to work both independently and cooperatively in a fast-paced environment
• Position requires high degree of tact and diplomacy, and a client service orientation
• Knowledge of Visual Basic for Applications (VBA) a strong plus
