DESCRIPTION
This position will work with multiple business functions across North America, EMEA, and APAC to develop and execute Real Estate and Corporate Services strategy realizing an efficient total cost of ownership.
The ideal candidate will possess: 1). Deep experience and skills in managing a variety of real estate investments, owned and leased space as well as leading corporate services functions to ensure efficient, safe and effective operations of all facilities around the world; 2) A consistent track record of delivering superior results in a decentralized corporate setting; and 3) Excellent grasp of real estate financial concepts, financial analysis, budget formulation, and business case development are also critical.
KEY RESPONSIBILITIES
• Responsible for real estate portfolio management and ongoing requirements including transactions management, facilities management, and corporate services
• Translates objectives into strategic business plans. Full responsibility for Real Estate and Facilities
• Lead Strategic and Capital Planning efforts
• Serves as primary point of contact for relationship management
• Manage internal customer relationships and serve as a liaison between business units
• Identify customer needs and work with RE&F leads in the development of solutions (for space and services)
• Establish strong knowledge of business unit organizations, politics, priorities, and strategies
• Provide insight into BU business plans / issues that may impact real estate and facilities or require facilities or real estate solutions
• Direct efforts related to standardization of process and technology
• Lead RE&F’s participation related to growth models and strategic planning
• Provides insight and evaluation of project alternatives (buy, build, or lease)
• Tax incentive negotiation
• Demonstrate strong leadership by aligning real estate strategy and evolution with business strategies, products, and people
• Develop and implement innovative real estate strategies, incorporating the latest technology and thinking to transform the corporate real estate portfolio and employee experience
• Provide recommendations that will contribute to a more effective real estate portfolio and facility operating model, optimizing investments in our global real estate footprint
• Manage real estate and facilities capital spend and operating budget, setting and delivering on annual budgets
• Utilize financial skills and acumen to make better business decisions, engage in negotiations, evaluate issues and propose solutions. (i.e. lease vs. purchase, lease renewal vs. relocation vs. consolidation, collaborative and agile spaces vs. traditional office space etc.)
• Conduct on-going workplace portfolio assessments in order to effectively leverage our footprint and optimize our employee experience; track, analyze and report capacity metrics, risks and opportunities to Executive Leadership Committee
• Lead negotiations and finalize contracts with respect to leases, facility vendors, architects, outside legal counsel, real estate brokers, contractors and others as necessary.
• Develop strategic portfolio plans by geography/key business units through working with different internal and external business partners, including 3rd party providers.
• Prime interface with internal business units, senior management, human resources, legal counsel, real estate brokers and other vendors for issues related to workforce planning, workplace strategies, and real estate transactions.
• Ensure cost-effective maintenance of all company facilities to achieve an optimal state of uptime, safety, security, and compliance with established standards
• Work directly within the business

BASIC QUALIFICATIONS
• BA or BS degree
• 20+ years of experience in leadership with 5+ years of experience in real estate portfolio, leasing and facilities management
• Minimum 15 years’ experience financial modeling and forecasting
• Minimum 15 years’ experience presenting complex financial and organizational analyses to Senior and Executive Leadership teams
• Minimum 15 years’ experience managing mission-critical infrastructure is required
• Minimum 15 years’ Negotiations experience
• Minimum 15 years’ experience managing multiple projects simultaneously through project teams, multiple resources across diverse cross-functional groups in support of enterprise objectives
• Minimum 15 years’ experience with MS Office Suite, including Word, Excel, and PowerPoint

• Excellent business judgment, problem-solving and decision-making abilities; proven ability to think outside of the box and innovate
