As the Regional Manager of Capital Improvements, you will be responsible for implementing the formal Capital Improvements Process for the fleet of locations in your region. You will be reporting to the Director of Operations of the region, or in mature markets, to the Director of Asset Management for the region. You will have a dotted line reporting structure to the Global Head of Capital Improvements who sits in the Global Asset Management organization in our headquarters. As WeWork buildings begin to age, it’s imperative that we keep our spaces in pristine condition. As part of our continued development and maturation, we need to effectively implement our Global Capital Improvement plan in the regions in order to manage our needed upgrades in a timely, cost effective, and scalable manner across the globe.
Key Responsibilities
• Educate your region on global standards for submitting Capital Improvement ideas
• Provide monetary assessments of what each suggested capital improvement would cost (both in terms of actual improvements as well as lost revenue from displacing existing members)
• Implement the approvals process for Regional Heads of Operations and Regional Asset Managers to review capital improvement suggestions, clearly identifying what the cost implications are and how each upgrade would affect the regions capital plans and each building’s profitability
• Maintain your Capital Improvements dashboard to keep track of each project’s phase and monitor critical stages to ensure operational elements of the upgrade are delivered per the agreed upon specifications
• Drive improvements to construction and design standards to improve consistency of build quality and reduce need for capital improvements
• Work with senior finance managers and headquarters capital teams to create yearly capital improvements budgets as well as long term capital plans showing clear Return On Investment for every dollar invested in upgrades.

Experience & Requirements
• College graduate with a four-year degree
• At least 4 years experience with Capital Improvements in (at least) a regional capacity (more than 5 locations) and over $5m annual budget
• Experience with project management, construction and architecture
• Must have strong verbal and written communication skills
• Must have exceptional organizational and multitasking skills
• Must have strong financial skills, with an ability to clearly articulate financial plans and budgetary implications of any capital plans and upgrades processes
• Ability to build relationships and work cross functionally in a high paced environment
• Demonstrate integrity, dependability, accountability, self-awareness, strong work ethic and empathy
• Passion and understanding for WeWork’s mission and values.
