As the Regional Director of Asset Management, you will be responsible for implementing the Asset Management Playbook for the fleet of locations in your region. You will be reporting to the Head of Operations of the region. You will have a dotted line reporting structure to the Global Head of Asset Management who reports to our Global Head of Operations in our HQ. Asset Management encompasses all aspects of operating our buildings including, managing the leasing due diligence from an Operations perspective, overseeing all escalations arising in your region, managing Landlord and Property Management relationships, overseeing Capital Plans and Capital Improvements, overseeing the Facilities and Cleaning organizations in your region, overseeing the operational budget of each building in your region and maximization of each buildings profitability. Ultimately, you are overseeing the business team for the Head of Operations in your region.
Key Responsibilities
Portfolio and Relationship Management:
• Landlord Relationships
• Oversee the regional Operations Leasing Manager, who’s responsibilities include:
• Ensuring high quality lease terms for your region
• Manage all Landlord escalations in your region
• Maintain database of property managers, landlords, and key building info for your region.
Capital Improvements and Risk Management:
• Assess, budget, prioritize and coordinate Capital Expenditure opportunities and issues in collaboration with Capital Finance Team and your manager, the Regional Director of Operations.
• Analyze each WeWork location’s life stage and cross-reference lease milestones (ie. Renewals, additional landlord concessions, etc) in order to help prioritize Capital Upgrades within your region
• Conduct site visits according to WeWork location life stage risk classification and manage Capital Improvement submissions from the field.
• Manage the development, restoration and upgrade of projects including
• through financial accountability and project management tools
• Help prepare financial analysis of Capital Improvement recommendations including for presentation to relevant WeWork decision makers.
• Lease Administration and Reporting Oversight:
• Work with internal and external stakeholders to develop and build systems and templates to manage:
• Tracking and Reporting – highlight contract dates, renovations and important lease milestones for fleet of buildings in youre region
• Provide on-going internal updates on the current status of the asset(s) business plan.
Optimization of Financial Performance
• Work with the Regional Head of Operations to maximize profitability of the fleet.
○ This can include:
• Proper management of OpEx
• Adjusting pricing as needed in high or low occupancy buildings
• Working with our sales team to incentivize dynamic partnerships
• Effective capital allocation to improve underperforming assets Critical Competencies for Success
• Demonstrated expertise for Asset Management and/or Property Management
• Financial literacy as it relates to property management, construction, and capital improvements with the ability to create budgets that demonstrate a wholistic understanding of WeWork’s business model
• Strong ability to prioritize under pressure, without specific direction, but maintaining priorities
• Ability to analyze situations objectively, providing unique and varied perspectives to challenges
• Excellent time management, organization, and prioritization skills
• Strict sense of confidentiality
• Strong background in managing assets, budget creation, leadership and team building
• Demonstrated ability to problem solve and resolve conflict
• Exceptional communication and interpersonal skills.
Experience & Requirements
• College graduate with a four-year degree
• At least 4 years experience with Property Management in (at least) a regional capacity (more than 5 locations) and over $5m annual budget
• Experience with project management, construction, and leasing
• Must have strong verbal and written communication skills
• Must have exceptional organizational and multitasking skills
• Must have strong financial skills, with an ability to clearly articulate financial plans and budgetary goals
• Ability to build relationships and work cross functionally in a high paced environment
• Demonstrate integrity, dependability, accountability, self-awareness, strong work ethic and empathy
