The WeLive Real Estate Management team is responsible for all transactional work pertaining to WeLive’s regional expansion. This position manages the real estate deal portfolio within a designated region and territory by ensuring a healthy and robust pipeline for expansion, timely deal conversion, advantageous deal terms, successful deal negotiations and overall portfolio management. Deal structures can vary from leasing to managed deals, joint ventures or alternative deal structures and will focus on both WeLive and mixed-use projects.
• Accountable for
◦ Leading WeWork’s expansion within designated region and territory by maintaining deal flow and ensuring end-to-end deal management
◦ Timely deal conversion, advantageous deal terms and successful negotiations
◦ Excellent site selection and deep understanding of local markets, MF and hospitality stats, deal terms by leveraging comparables and market analytics
◦ Determining market growth strategy and ensuring healthy pipeline of residential real estate well-suited for WeLive
◦ Leading regional growth strategy, expansion planning and new market entry
◦ Managing and developing direct reports to achieve team goals
◦ Working cross-functionally across all necessary groups to get input and alignment on deals
• Capabilities
◦ 5 or more years of relevant work experience with minimum of 3 years working in end-to-end deal development
◦ Extensive background in and strong understanding of commercial real estate and various deal structures
◦ Breadth of knowledge and experience in end-to-end deal negotiation and real estate portfolio management
◦ Knowledge of designated region and territory
◦ Strong understanding of deal economics
◦ Superior negotiation skills
◦ Teamwork, cooperation, ability to take direction and develop others
◦ Reliable, focused, with demonstrated ability to consistently meet goals and deadlines
◦ Strong time management skills; experience managing many deals simultaneously
◦ Impeccable and concise communication and presentation skills, verbal and written
◦ Excels under pressure; ability to work both independently and cooperatively in a fast-paced environment
