About This Role:
We are looking for a highly organized Procurement professional who has extensive experience in construction procurement of General Contractors, Sub-Contractors, Consultant services (Architect, Mechanical), and direct construction materials. Ideally with knowledge of interior fit-out; retail or commercial office applications for a wide range of project sizes and value. The role will serve as a key member of the global Cost Management group with responsibility for sourcing Contractors/Consultants for WeWork products in all markets. This role will play an instrumental part in driving down construction costs and meeting the WeWork growth plans by taking the lead to have capable and competitive Contractor/Consultant partners sourced in advance to deliver the global growth and brand goals.
The global Cost Management group is responsible for construction estimating, budgeting, bidding, project cost-control and end of project cost closure for the global WeWork business. These projects can vary from interior fit-out, core and shell improvements, out of the ground buildings, WeWork Headquarter buildings, hybrid buildings of multiple WeWork products and retail projects. As WeWork expands into different ventures into new markets across the Real Estate spectrum, the business requires accurate high-level cost and delivery information to allow for decision making critical to the business’s growth and success. A core part of that delivery relies on the Cost Management group working in closer collaboration with internal stakeholders and Construction/Consultant partners to align and plan in order to reduce the overall cost of growth.
Responsibilities:
• Play a key role in meeting the cost reduction and rapid growth objectives for the Development Organization for which Cost Management is a sub-function
• Be responsible for developing a sourcing plan to identify, pre-qualify, and negotiate commercial terms/MSA’s with Contractors/Consultant services
• Responsible for RFP’s/sourcing and prequalification of all Contractors/Consultant services, assessing experience and fit-for WeWork brand, culture and business goals
• Source a mix of Contractors/Consultant services on a Global, National, Regional and Local basis to meet the growth and WeWork product mix for each market
• Develop a Contractor/Consultant services sourcing plan that aligns to the various construction delivery methods
• Work with corporate legal to develop commercial terms to minimize risk and create enhanced contract terms for WeWork
• Develop labor and material cost modelling with Contractors, benchmark analysis, create target costs
• Pre-negotiate fee structures and rate books with Contractors/Consultant services
• Work with cross-functional stakeholders to identify initiatives to reduce cost, construction build-time, and create value by challenging traditional construction methods with Contractors
• Work alongside the Sourcing and Supply Chain organization to implement direct material sourcing arrangement with the Contractors as part of product compliance and cost reduction initiatives
• Work alongside the cost estimating team to support the early stages of the pre-construction process to ensure Contractors/Consultants are aligned in providing the necessary information to support the production of accurate project estimates
• Lead continuous improvement initiatives with Contractors and stakeholders
• Create and deploy an SRM relationship model with the Contractors/Consultant services to continually enhance working practices and more open collaboration. Create KPI’s/SLA’s metrics that can be used to formalize the assessment and reporting of Contractor/Consultant performance
• On-board Contractors/Consultants to the Honest Buildings work-platform

• Degree in finance, accounting, business management; MBA preferred, and/or
• 7+ years of work experience in Construction Procurement/Estimating, Sourcing & Supply Chain, preferably within a multi-location, multi-region organization with diverse Direct/Capex and Construction related spend
• Experience with leading cross-functional stakeholders across levels without direct reporting line for successful engagement in strategy, designing the plan, and execution
• Ability to quickly identify key stakeholders, establish and maintain strong relationships with cross-functional partners
• Analyze spend data and develop a roadmap for Construction Category Spend management transformation
• Negotiate contracts with best in class terms and conditions that reflect specific business needs and SLAs
• Prioritize tasks to align to the pipeline of multiple projects and report on costs savings expectations
• Experience with companies in growth cycles, multi-site, multi-region/country presence
• Excellent communication and facilitation skills (oral, written listening)
• Knowledge of different state/country requirements for Construction delivery methods
• Fluency in local language or dialect. High command of English language, both spoken and written
