Our client is creating a new Global Corporate Headquarters in Charlotte, North Carolina, enabling them to recruit and retain world class talent. The new facility will incorporate smart building technologies and be a showcase for our client’s products and capabilities. This creates an exciting opportunity for an experienced Real Estate professional seeking a leadership position in delivering a critical, highly visible program for a Fortune 100 company.
The Program Director will serve as the Trusted Advisor that owns the program process from idea to execution. They will lead the project team, including strategy and execution, and are responsible for ensuring end to end delivery with quality, speed, predictability and outcomes.
Program
The program will be delivered in two phases:
Phase 1 - Office Interim Solution
• Initial relocation of approximately 350 employees
• Leased turn-key space, incorporating client specific IT, security, AV technology and branded reception
Phase 2 – Office Long Term Solution
• Final employee HC approximately 500 with plans to grow to an estimated 1000 employees over the next 5 years following move-in
• Developer leased build to suit, approximately 300K SF
• Client responsible for full interior build out
• Building and client office space will incorporate smart building technologies
• LEED Silver minimum, LEED Platinum possible
Essential Functions/Area of Responsibility
Relationship Management
• Lead the client relationship/interface for the assigned business segment(s) and any additional initiatives assigned
• Establish a “Trusted Advisor” relationship with Client counterparts as a SME
• Coordinate work and/or approvals between other internal and/or external groups, including but not limited to: MSA delivery partners, sourcing, IT, security, human resources, finance, HSE and risk.
Program Execution
• Drive adherence to established processes and demonstrate agility and creativity to meet dynamic business needs.
• Escalate risks throughout the organization appropriately.
• Identify, engage, incorporate and lead additional program delivery resources, including, but not limited to Change Management, Workplace, LEED, Relocation Project Management (moves)
• Develop and drive adherence to project specific and client driven goals, schedules, budgets, strategy and detailed assumptions with methodology for accomplishing and/or managing goals and objectives required for the delivery of program.
• Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, clients and/or end users, maintaining and delivering all appropriate documentation.
• Guide the client and team, including design consultants, through the design implementation process including conceptual, schematic, design development and construction documentation and signoff.
• Facilitate all critical program/project meetings and coordination exercises with internal staff, key stakeholders and external users to ensure responsibilities are efficiently, accurately and effectively communicated and understood by all concerned.
• Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations.
• Provide regular Executive-Level dashboard and/or presentation reporting on project/program performance.
Skills, Knowledge, Abilities
• Demonstrated C-Suite client relationship management and advisory skills with the ability to adjust communication cadence and style to align with Client Leadership team (written and verbal).
• Strong interpersonal skills with an ability to interact with external and internal clients as well as external team members (architects, contractors, client’s representatives, etc.).
• Strong analytical skills including root cause analysis and solution development
• Effectively drive change management
• Outstanding organizational and time management skills
• Expert in Budget & Milestone/Schedule Development, Management and Tracking
• Excellent verbal and written communication skills
• Computer proficiency in Word, Excel, PowerPoint, Adobe and Microsoft Project
• Experience with Business Intelligence and analytics
• Ability to work well in a demanding environment
• Ability to interact with multiple stakeholders and pro-actively anticipate their needs
• Strong working knowledge of architectural & engineering construction documents, technology design and implementation, furniture system integration, and space planning concepts
• Effectively cope with change and ambiguity, comfortably handle risk and uncertainty
Additional Qualifications
• Experience working with 3rd Party Developers and Landlords on Build-To-Suit Transactions.
• Experience representing and driving Client/Tenant timeline throughout the development process.
• LEED project delivery experience
Education & Experience
• Professional Degree in Architecture/Engineering/Project Management/Real Estate Development/Finance; Master’s Degree preferred
• Minimum 10 years of experience in related areas
• LEED, AIA, PE, PMP preferred
