This Foreclosure Supervisor position will directly report to the Foreclosure Manager. The incumbent is responsible for working directly with governmental, special servicing, private label, and high profile investors while making decisions and providing resolutions regarding foreclosure issues in order to minimize risks and mitigate loss outside of their delegated authority. Provide senior management with status updates and reporting in addition to ensuring compliance with all agency, investor and insurer guidelines. Support internal staff with questions regarding foreclosure loans within their delegated authority. Coaches, coordinates and monitors performance of staff work activities to achieve the volume expected to meet operational requirements. Collaborates with peer group and provides process-specific feedback and develops on-going training to Foreclosure unit including recommending operational improvements. Creates, conducts and delivers organizational goal alignment performance evaluations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
• Responsible for Management oversight of document execution of various financial foreclosure documents required during the foreclosure process per Federal, Agency, and Investor or Insurer Compliance standards
• Knowledgeable in agency, investor or insurer timelines and document requirements for judicial and non-judicial foreclosures
• Experienced in calculation and preparation of foreclosure judgment figures and state required document.
• Experienced and Knowledgeable with Legal Trials and Depositions, ability to educate and train staff for proper preparedness and provide exceptional representation of LoanCare
• Provides Quality Control Reviews and executes the attorney provided foreclosure documents to prepare foreclosure loans for sheriff’s sale
• Monitors and Approves calculated bidding instructions for nationwide foreclosure sales and reviews for accuracy per Federal, Agency, Investor or Insurer Compliance standards
• Monitors and Approves HAMP certification nationwide notifications prior to foreclosure sale
• Ability to work under general supervision applying well established techniques, procedures or specific standards including soundness of judgment and overall accuracy per company and federal compliance standards
• Executes policies at direction of Foreclosure Manager or Default Manager and makes recommendations for change.
• Assist the Default Manager with special projects including Monitor team performance, preparing senior management review reports, quality control audits
• Ability to provide counseling, develop training and mentor new and existing Foreclosure Specialists including backup coverage when applicable
• Monitor, communicate and manage Attorney / Trustee progress ensuring foreclosure timeliness is maintained in accordance with federal, state and Agency, and Investor or Insurer required standards
• Supervise and direct the implementation/ development activities of the Foreclosure Department to ensure compliance with internal policies and procedures, investor guidelines and applicable state and federal laws and regulations
• Enhance staff performance through goal setting, training and coaching
• Prepare monthly MBR and management reports reflecting status of the foreclosure pipeline and organizational risk items
• Able to react to change productively and handle other essential tasks as assigned
• Responds to monthly QC audit for Quality Control/Compliance
• Provides monthly summary to Manager on departmental performance objectives
• Main point of contact for default vendor related questions, inquiries, and concerns
• Researches, resolves, and tracks vendor problems and inquiries and ensures resolution
• Ensures daily updates provided to internal default or other staff including vendor representative through final problem resolution or completion of client deliverable
• Prepares data and reports for trending and tracking as needed
• Interacts and communicates with vendors and internal staff to ensure concerns, inquiries, and issues are addresses timely and appropriately including awareness of any lawegulatory changes addressed by vendor
• Attends default related conference calls and meetings addressing a various range of issues
• Performs verbal and on-site audits
• Coordinates and conducts regular proactive conference calls with vendors on default related issues and status of resolutions etc.
• Manages technological changes and updates on LPS Desktop PM
• Maintains a thorough knowledge of the LPS Desktop PM Workstation, default workstations, MSP, New Invoice and all other systems and software utilized in default
• Identifies opportunities to increase revenue and reduce expenses
• Maintains and monitors vendor scorecards in LPS Desktop and LoanCare system while performing compliance reviews of vendors’ workflow materials to ensure accuracy
• All other duties as assigned
Qualifications
MINIMUM QUALIFICATIONS
• High school diploma with some college or the combination of equivalent work experience, knowledge, skills and abilities related to the position requirements
• College degree preferred in Business, Math, English, Legal or other related subject (and/or equivalent work experience)
• Knowledge of mortgage banking, familiarity with RESPA, FFDCPA, GLBA, and federal and state laws related to foreclosure and bankruptcy processes
• Previous Default servicing management experience/2-5 years foreclosure or mortgage default related experience (Foreclosure preferred) or 1 to 3 years of experience with mortgage loan software highly desirable
• Working knowledge of mortgage loan documentation, best servicing practices regarding foreclosure processing, default/foreclosure laws and regulations, including FNMA, FHLMC, FHA, VA
• Strong professional and interpersonal communication skills verbally and through written electronic correspondence
• Advanced multi-tasking and organizational skills with strong attention to detail
• Ability to read legal terms and conditions and understands their meaning and how it applies to work processes.
• PC skills including (but not limited to) advanced Word, Excel, Access, Internet, MSP (LPS/Fidelity) application skills
• Ability to meet strict deadlines and take direction from more senior paralegals and attorneys
• Proven ability to prioritize workflow during high volumes and within critical time frame
• Self-starter who is able to work in a fast paced, multi-faceted environment
• Previous title work experience recommended
• Previous experience in monitoring activity of multiple accounts assigned to outside counsel
