Job Summary
Under general direction, individually contribute and supervise colleagues supporting front line sales in the compilation and verification of documentation necessary to evaluate and decision residential loans, including conventional, portfolio and secondary market, construction, VA, State VA, Rural Development and FHA. Supervise colleagues supporting compliant handling and disclosure of the Loan Estimate, Closing Disclosure, and Changed Circumstance. Other responsibilities, dependent on the role of direct reports, may include redisclosure, Reg B Compliance, non-originated file submittal, canceled/withdrawn and denied loan applications, and sign off on application disclosures. Stay current of changes in investor, regulatory and internal guidelines to ensure compliance and loan eligibility. Work closely with business line compliance, corporate compliance, Risk Reporting, and IT to write and integrate procedural or regulatory changes. Provide direct manager input affecting staffing efficiency and quality control processes to reduce file/critical exceptions.

Job Accountabilities
Perform the duties of the Residential Loan Closer/Reg Team/TPO Loan Coordinator as needed to ensure service levels, compliance requirements and internal risk controls procedures are met. Process and close Reg O and Residential Lending Colleague loans. Maintain Pre-approval loan pipeline and reports.
Monitor and ensure timely processing/closing of loan files. Ensure file progresses and meets or exceeds the department service level agreements. Validate that change circumstances are properly communicated and disclosed through the Reg Team. Monitor and prevent cures by ensuring proper notification of potential change circumstances.
Evaluate internal compliance productivity goals and objectives, ensuring that they support the banks overall objectives. Provide reporting colleagues with documentation that details the successes or challenges in meeting the objectives to ensure focus and consistency in processes. Ensure Reg B, Reg Z, RESPA, TILA and all other regulatory requirements are met in processing and closing.
Ensure Processor/closer has regular timely and thorough communication with loan officer and customer. Monitor to ensure all communication expectation service level agreements are met or exceeded. Responsible for customer escalation communication. Independently evaluate and solve for situations that occur during the loan process. Ensure that sound and reasonable judgment is used without resulting in negative financial, regulatory or customer impact.
Remain knowledgeable and current on all applicable Regulatory requirements. Cohesively work with Business Line Compliance, Corporate Compliance and Risk Reporting to determine impact on reporting unit and necessary changes to remain compliant.
Evaluate all procedures on a regular basis, and track issues for quantity of occurrence. Identify changes that improve turn-around time to lenders/customers, reduce bank expense, improve income or eliminate potential compliance issues, and discuss with Residential Loan Processing Manager/Director. Assist in implementation of changes to include preparation of communications and/or discussions around training or system needs. Ensure that critical exceptions remain at an acceptable tolerance level.
Monitor activities of closing to ensure loan closing documentation is accurate, including review of critical documents and validation that all contingencies have been met. Ensure no TILA or Reg Z violations occur resulting in financial impact.
Oversee responsibilities around accurate commitment letters, review of title evidence, payoff quotes and information received from insurance agents, municipalities, treasurer offices and/or tax assessors. Confer with Residential Loan Processing Manager on recommendations to improve processes or reduce errors.
Validate that loan closings are timely, ensuring that rate locks have not expired, pre-closing conditions have been met and closing agent is approved by the Bank. Ensure the Closing Disclosure is reviewed and approved timely, ensuring all RESPA requirements are met. Review process and monitor turnaround expectations, ensuring that closing instructions are clear and specific for closing agents. Oversee the review of closed loan files prior to submittal to post closing review. Verify the remedy of post closing exceptions. Partner with post closing to identify error trends and communicate/ coach to ensure reduction in errors.
Make recommendations to direct manager regarding employment performance ratings and terminations. Participate and contribute in the drafting and delivery annual reviews.

Experience
2-4 years Experience in a financial institutional, preferably in a loan operation’s role. , Required
Less than 2 years Supervisory experience or lead experience, Required
4-7 years Experience in a financial environment that includes experience with real estate loans. Knowledge of residential loan documents, loan servicing policies and practices, as well as laws and regulations applicable to loan programs, closings and real estate transfers. , Preferred
