General:
Evaluates facility/utility maintenance and repair techniques required for the Integrated maintenance Program (IMP) and Preventative Maintenance (PM) programs. Recognizes and handles operational and personnel issues quickly and efficiently. Works in partnership with managers/supervisors to maintain an effective relationship with our government partners and customers.
Basic Qualifications:
Experience:
Must have a minimum of five (5) years of supervising and/or managing a diverse facilities function in a military installation or RBOS contract environment and ten to fifteen years practical experience in facilities operations to include but not limited to specialized fields such as Electrical, HVAC, Plumbing, Carpentry, Masonry, Mechanical or Structural. Estimating experience preferred. Employee must have excellent leadership, written, oral and email communication skills. Intermediate level experience with Microsoft Excel and Word software programs required. In addition, a minimum of three years supervisory and/or work leader experience is required. Maximo software knowledge and Quality Control experience is a plus.
Education Requirements: High School diploma or equivalent is required
Licenses and Certifications Requirements:State of Florida Class "E" driver's license or equivalent is required.
Position Description:As supervisor of this department, the incumbent provides daily administrative and technical management over a staff of personnel who safely performs facilities maintenance on hundreds of buildings utilizing common construction trades.
Job Description:
• Identifies repairs exceeding 32 man-hours and or limits of liability
• Enforces established rules and procedures for employees to follow.
• Develops, reviews and updates written maintenance instructions and schedules
• Assigns and monitors the activities of subordinates.
• Prepares proposed work and assists in the design and specifications of planned jobs or contracts.
• Establishes, assigns and adjusts work methods and procedures to meet schedules using knowledge of capacities and capabilities of personnel and equipment.
• Initiates measures to improve methods, equipment performance and quality of work.
• authorizes the purchase of materials and monitors work activities and expenditures to control costs;
• Answers job related technical inquiries from customers.
• Recommends or initiates action involving promotions, transfers, disciplinary action and motivation of employees
• Coordinates any related subcontract work with all appropriate parties, including the Subcontracts Manager
• Performs Quality Control inspections on work in progress and/or completed work
• Ensures compliance with contractual requirements
• Complies with all OSHA safety regulations and adhere to proper codes and standards
• Insures subordinates follow safety policy in work methods and procedures;
• Enforces proper safety precautions while working in dangerous situations;
• Educates employees on rules, regulations, safe work habits and potential hazards presented by their work environment.
• Ensures use of Safety Data Sheets (SDS) by employees to identify chemical characteristics
• Ensures completion of Work Orders and Time Cards daily and accurately.
• Signs and checks for completeness/accuracy multiple documents daily including timecards, material requisitions, etc
• Work also involves other duties as assigned, including compliance with the provisions of the Collective Bargaining Agreement (CBA) and the Employee Handbook
Physical Effort:
Work is primarily sedentary, although some slight physical effort is required. The employee is frequently required to sit, stand and walk. Must be able to ascend and descend on ladders of various heights to view work in progress, perform investigations, or gain information for estimating purposes. Driving to various job sites is required.
Working Conditions:
Work is typically performed in an adequately lighted and climate controlled office. The work involves risks and observance of safety precaution typical of this position. Field Visits are required with the use of assigned PPE. Field visits are accomplished both indoors and outdoors, all climates, including outside and on top of facilities, often exposed to hot sun, or cold windy conditions. Some after-hours duty required and may be called in to work after-hour emergency situations. Company cell phone provided.
