This individual will be responsible for providing the highest quality service to Rail Practice Group clients. This role will be a point of contact and have direct responsibility and accountability for assisting Client with the management of a lease portfolio of owned real estate within an assigned geographic territory. This individual is responsible and accountable for all aspects of the management of their assigned portfolio in a manner that is consistent with the client’s goals. A minimum of 10% travel within assigned territory is required.
PRINCIPAL RESPONSIBILITIES
Assist client with management of a portfolio of client-owned real estate within an assigned geographic territory:
• Support client’s transaction activity process related to leases and/or dispositions including the negotiation of lease agreements, purchase and sale agreements, assignments, amendments, collateral security agreements, etc.
• Meet or exceed all goals and objectives within assigned geographic portfolio
• Analyze and manage client’s portfolio in a proactive manner by proposing transactions that will assure maximum value-added results for the client
• Process lease and purchase inquiries for client owned property
• Review fair market value and analyze leased properties for rent increases
• Identify client properties to be sold and/or leased
• Assemble and submit the information required by client to approve properties for sale and/or lease
• Conduct site inspections of lease sites and property that might be considered for sale or lease
• Monitor critical dates in the lease portfolio (expirations, renewals, etc.)
• Coordinate and provide monthly reporting to client
• Respond and handle property management issues
• Consistently provide the highest quality service to Rail Practice Group clients
• Serve as an information resource for the client – conduct research, compile data and perform special projects
• Develop and maintain positive relationships with client’s internal departments
• Update and maintain the information related to your projects in the transaction databases
• Travel within assigned territory as necessary (Minimum 10% travel within assigned territory required)
• Perform other related duties as assigned
QUALIFICATIONS
• Related bachelor’s degree or equivalent experience
• Three + years real estate experience, preferably with some direct transaction background
• Valid Florida real estate license(s)
• Strong leadership, organizational, interpersonal, analytical and communication skills
• Ability to work independently
• Thorough working knowledge of Microsoft Word, Excel
