We are currently seeking a Senior Analystto support the JLL – Transaction Analytics Platform in Seattle, WA. This role will support both the JLL Capital Markets and the JLL Tenant Representation/Occupier Advisory.
JLL Capital Markets provides investment brokerage, advisory and investment banking services to institutions, public companies, fund managers, financial institutions and property developers.
JLL Tenant Representation/Occupier Advisory is focused on helping clients identify and align real estate requirements with strategic financial and operational objectives. Using a broad range of tools and resources, the group supports their clients in making informed, critical decisions that minimize risk, retain flexibility and reduce costs. Assignments will include all property types and range from single assets to large portfolios.
The Transaction Analytics platform is an internal group dedicated to the management, advancement, best practices, and standardization of all JLL financial analysts and their corresponding analytical output.
Responsibilities
• Ability to perform complex financial analyses, including cash flow projections with complex financing structures, Argus valuation models, and sensitivity analyses
• The ability to provide sophisticated financial analysis which models a client’s current and future occupancy costs by providing cash flow projections and pricing of various leasehold interests across multiple property types. those metrics would include the following:
◦ Pre-tax cash flows
◦ After-tax cash flows
◦ Net present value analyses
◦ US GAAP/Profit and Loss Impact
• Ability to read, review, and abstract leases and property due diligence reports such as rent rolls, operating statements, and expense reconciliations.
• Overview the due diligence and closing process for complex financing transactions
• Review, analyze, comprehend, abstract and interpret various types of real estate documents, including leases, rent rolls, budgets, operating statements, expense recovery reconciliations, loan agreements and other information used in the underwriting process.
• Identify critical property level financial issues and recommend areas for value-add opportunities.
• Assist with preparation of client deliverables and presentations which influence and provide impact for the client
• Organize historical client contact/activity
• Point of contact for tracking, management, reporting
• Direct communication with Capital Markets and/or Tenant Representation professionals, property managers, asset managers and principals to clarify inconsistencies found in underwriting process and address other property specific issues.
Qualifications
• Bachelor’s Degree in Finance or Real Estate with excellent academic credentials
• ARGUS valuations, financial analysis and market research experience is required
• Strong analytical skills, financial/math skills and a keen sense of numbers. Understanding of financial terms and principles necessary in real estate underwriting, including Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, Debt Returns, etc.
• 3+ years of work experience in Finance or Real Estate with proficiency in commercial real estate analysis
• Ability to analyze qualitative and quantitative information and translate into strategic deliverables
• Outstanding computer orientation and proficiency with Excel, PowerPoint and Word software is required
• Self-motivating individual who is detail-oriented, has strong organizational skills, and the ability to work independently and within a team under deadlines
• Ability to multi-task, work successfully under pressure and effectively manage time and workload
• Excellent verbal and written communication skills
• A desire to work within a diverse, collaborative, and driven professional environment
