GENERAL MANAGER – HEALTHCARE
JOB DESCRIPTION
The JLL General Manager will be responsible for client and tenant relations, management, operations, and financial performance consistent with the on-going goals and objectives of our client. As the lead professional, the General Manager (GM) functions as the professional-in-charge of the specific asset(s) under management. The GM provides excellent communication between the client and the tenants to ensure successful outcomes. The ideal candidate is a dynamic, self-starter with impeccable organizational skills, who can draw from experience and deliver solutions. The position reports to the Central California Regional Director, Real Estate and will be based at the client’s location in the Central Valley, California.
ESSENTIAL FUNCTIONS
CLIENT | TENANT SERVICES
• Builds and maintains successful relationship with client and tenants by proactively meeting with tenant representatives on a regular basis.
• With the RE Regional Director, develop and implement successful tenant retention program.
• Arranges for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement and of leased premises as dictated by lessee's agreement.
• Routinely walk common areas of the properties together with occupied and unoccupied suites to conduct needs assessments, make corrective recommendations and execute the strategy.
MANAGEMENT
• Develop, gain consensus for, and implement the Management Plan for assigned assets.
• Manage the performance and outcomes of assigned staff and vendors supporting the site with periodic formal and informal performance evaluations, and training program/career path for property employees.
• Ensure lease compliance, accurate and timely reporting, and resolve critical impact tenant relations issues.
• Coordinate all lease and sublease documents; process documents associated with the initial leasing, renewal, or terminations.
OPERATIONS
• Recommends, justifies, develops and coordinates projects that enhance the value of the office buildings.
• Develops, revises and coordinates implementation of property manuals within the portfolio with the assistance of the property team members. Property manuals include, but are not limited to the Tenant Handbook, Team Handbook, Hazard Communication Program, Building and Tenant Emergency Response Manuals, Space Utilization Guide and Lease Summary Book.
• Provide services in accordance with JLL and client standards using approved processes and procedures taking into account all local, state and federal requirements. Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to property operations.
• Identify and initiate process improvements for all current property systems.
• Assist in completing the Management Audit.
• Track and maintain Certificates of Insurance (COI); responsible for notifying tenants and vendors of expired COI's and COI requirements via letters.
• Participate in the property’s Team Emergency Response Plan and procedures.
• Supports the Leasing Specialist in the preparation of lease and/or rental agreements and is responsible for lease administration process. Assist in managing tenant option rights and information.
FINANCIAL
• Oversees completion of monthly, quarterly, and annual owner’s reports.
• Prepare and/or review the annual jurisdictional forms and filings as required.
• Prepares the final budget documentation (i.e., explanatory notes.) Plans and administers budget for the office building(s).
• Prepares and/or reviews adjustments to tenant billing process.
• Reviews and approves all accounts payable, accounts receivable, other financial statements and reports ensuring accurate general ledger coding and property allocations.
• Track variances and ensure smooth recovery process. Support prompt collection of fees and reimbursements from 3rd party tenants occupying space on the premises.
• Has a strong knowledge and understanding of CPI increases, escalations, recoveries, special assessments, etc.
• Manage a profitable P&L, Client facing, perform the functions of leasing management, ability to lead a multi-disciplinary team including PA/TSC, Chief Engineer other.
QUALIFICATIONS
• BA/BS degree or equivalent education and commercial real estate experience.
• Minimum 5-6 years (7+ years highly desirable) real estate or commercial property management experience including budget preparation and financial reporting, familiarity with building systems, lease negotiation, documentation and administration required. Property management of Medical Office Buildings or hospitals, highly desired.
• Must possess and maintain active State of California Real Estate license.
• Property management certifications (CPM, RPA, etc.) and industry-related achievements, a plus.
• Must have at least 3-4 years experience managing people.
• Proficiency with MS Office, real estate software(s), and work order management systems, etc.
• Bilingual in English and Spanish is preferred, but not required.
KNOWLEDGE, SKILLS & ABILITIES:
• Must be able to read, analyze, and interpret legal documents (lease documents, claims of lien, etc.), general business periodicals, professional journals, technical procedures, or government regulations.
• Ability to effectively present information and respond to questions from senior level management, clients, tenants, vendors, peers and the general public.
• Ability to define and resolve complex issues and resolve with practical concrete business minded solutions.
• Ability to calculate figures and amounts such as discounts, interest, commissions, prorations, percentages, basic calculation of measurement of rent, parking fees, late fees, and volume.
• Capable of managing construction projects such as tenant improvements, restroom renovations and major repair and maintenance projects, etc.
• Track record of continually increasing levels of responsibility and success.
• The position requires a willingness to take ownership of challenges and be responsible for producing desired results.
• Awareness of and experience in Stark Law.
