DESCRIPTION:
This classification performs non-skilled and Skilled work as assigned by the Employer. Those job duties are as follows:
• Clearing drains/sinks/toilets/roof drains by means of plunger and hand held auger.
• Changing light bulbs, including over 20 feet when trained
• Changing HVAC filters if properly trained.
• Thermostat adjustments if properly trained.
• Performs general labor, such as but not limited to carrying, stacking, and sorting of materials used in and around the job site, as well as debris removal.
• Facilities & project activities
• Lubrication
• Cleaning assembly floor
• Electrical repairs minor( 110 volt)
• Water filter changes
• Furniture repairs, assembly and disassembly
• Install locks
• Hang pictures
• Ceiling tile replacement
• Build skids
• Crate machines
• Un-crate machines
• Painting
• Patching of walls
• Battery Watering (operator)
• Remove trash in designated areas.
• Clean mechanical rooms, designated work areas, grounds around buildings and roofs
• Recyclable routes
• Screen cleaning (CDMG)
• Skilled craftassistant
• Clean up job site and equipment by means of vacuum, mop, broom, floor scrubber, waxer, steam cleaner, high-pressure spray cleaner, as well as other types of cleaning devices or equipment.
RESPONSIBILITIES AND OBJECTIVES:
• Performance of ongoing reactive work orders on facility plumbing, lighting (bulb changes only), painting, temperature adjustments (if trained properly), and cleaning of equipment, rooms and other components within the building operations.
• Maintain, operate, and repair all plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
• Respond effectively to all emergencies.
• Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This to include building automation systems, fire / life safety systems, and any other building related equipment.
• Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
• Maintain compliance to State, County, or Municipality Ordinances, Codes, or Laws.
• Must be willing and able to support any after-hours building related activity as required.
• Attend periodic training seminars
• Interacts with external and internal customers with a positive demeanour.
• Will be required to utilize e-mail, enter, query and change fields within a CMMS system (updating work orders).
• Will be required to operate forklift and man lift after appropriate being training.
• May be required to understand and utilize Microsoft word and excel
• On call duties and overtime as required
• Steadily improve skills to achieve Technician II and III status.
Building Maintenance Assistant Responsibilities:
• Safely operate a ladder. This person will need to use of lift for light bulbs over 20 feet.
• Able to carry 50 lbs
• Provide service for first response to hot and cold calls.
• Works as a cohesive team member taking direction and training from engineering team.
