The Wholesale Mortgage Operations Specialist is a non-exempt position whereby the team member is responsible for providing operational support for the processing mortgage applications generated through the Wholesale Mortgage Division. Loan applications are originated by Santander's approved third party originator (TPO) customers and submitted to Santander for processing, underwriting (completed by Risk) and closing. The Specialist is responsible for loan registration, compliance, fraud prevention, file processing, closing and correspondent loan delivery. The position requires satisfactory completion of some or all of the key duties listed below. The job description is not intended to be all inclusive. Employees may perform other related roles as negotiated to meet the operational needs of the business and meet department SLAs
Responsibilities
• Perform necessary GFE/TIL re-disclosure for RESPA and REG Z when loan changes occur
• Monitor and respond to customer service calls and emails
• Monitor pipeline reports - record re-price and product changes along with inactive 60+ day registrations and expired rate locks and duplicate loan registrations
• Organize file in appropriate order and obtain missing data needed to send to Underwriting
• Retrieve appraisal from internal document drive or Real EC website and add to file
• Input loan application (1003) data and/or edit data submitted through SANWeb
• Order and print 4506Ttax return verifications and Fraud Prevention Reports
• Order Flood Certification and send flood insurance disclosure to borrower if necessary
• Order CBC cross check report. Print for file, review and correct any data entry errors
• Record all GFE (Good Faith Estimate) fees and charges in Unifi and process PCI-WIZ Sentinal
• Review fees for compliance with Federal, State and RESPA/Reg Z regulations. Prepare and Mail TIL (Truth in Lending) and early disclosure packages to borrower
• Complete Compliance Checklist and review disclosures
• Complete Tangible Net Benefit screen in Unifi for all refinances and print worksheet for file. General office administrative tasks i.e. ordering supplies
• Confirm self-employment for s/e borrowers
• Provide internal and external customer telephone and email support
• Send copy of appraisal to borrower per HVCC process
• Review Santander exclusionary list to make sure title agent or attorney are not ineligible for Santander transactions
• Record and communicate clear to close status. Archive all unclosed files and complete HMDA data in Unifi
• Review all existing Unifi data for accuracy and add required closing data
• Create loan closing package in UNIFI
• Print mini package for file reference. Send loan closing packages to settlement agent via Remote Docs
• Review all final HUD1 docs prior to disbursement
• Review all at closing conditions to ensure they are satisfied
• Communicate with settlement agents and TPOs with closing questions, concerns and or RESPA cure violations
• Wire loans funds (net out Santander payoffs) and reconcile G/L accounts
• Verify and record all loan closings with settlement agent via phone confirmation
• Ship closed loan files to Secondary Marketing
• Answer general customer service inquiry calls
• Record all GFE fees and charges in Unifi and process through PCI-WIZ Sentinel
• Review fees for compliance with Federal, State and RESPA/Reg Z regulations
• Send wired funds to correspondent for purchase of correspondent loan
• Registration Support SANWeb loan registrations and product/loan change requests
• Update TPO users for SANWeb permissions, Prepare preliminary TIL for MA Broker and AAA SNE applications
• Upfront Batch Processing Roles (Pre-underwriting processing roles) Sort and distribute incoming mail and overnight packages
• Record receipt of all new loan files and underwriter assignment in Unifi
• Post Underwriting Roles: Clear non-credit loan conditions (ex. Title, insurance, wire instructions, ICPL)
• Perform Verbal VOE (verification of employment) for all salaried borrowers
• Closing Roles: Receive, review, record and send TPO confirmation for all Request for Closing Notices
• Review GFE and preliminary HUD1 for compliance with RESPA and Reg Z
• Correspondent Delivery Roles: Review closed correspondent loan packages, including a review of the HUD1, legal notices, and compliance documents
• Input loan application (1003) data and/or edit submitted data through SANWeb registration system
Qualifications
EDUCATION
Bachelor's Degree; in Business, Finance, Economics, Mathematics or equivalent field, or equivalent work experience;
WORK EXPERIENCE
0-3 years; Experience in Project management, integration of business processes, systems, and/or products, 0-3 years; Experience with a CRM system (i.e. Salesforce.com) and Business Intelligence tools.
