We are currently seeking a Security Design Manager (SDM) to join our Corporate Solutions team in McLean, VA. The SDM will represent the client and conduct design and constructability reviews for security elements and infrastructure (such as turnstiles, car readers, cameras, gates, as well as components that will render infrastructure more secure. This security design is part of high-profile, dynamic, commercial real estate projects of over 2M SF featuring award-winning space for financial services / technology firm. Projects include retail, office space and public/private venues. The SDM will be based at the client’s global headquarters in McLean, and will oversee projects across the Mid-Atlantic region with 30% of expected travel time.
This position is part of JLL’s Project and Development Services team, which provides end-to-end design and construction project management services. To that end JLL uses real-time project management software within an online platform.
This position belongs to the Project Management service line comprised of National Lead, Regional Lead, Senior Project Managers, Project Managers, and Project Coordinators, working as an integrated team with other JLL Service Providers in Facility Management, Engineering, Space Planning, and Move Management functions. This individual will deliver senior level project design management supervision over assigned client projects, provide superior client service, provide superior employee management, contribute to the growth of the company, enhance own professional and personal skills.
Essential Duties and Responsibilities
• Conduct design reviews from the perspective of the client to ensure client’s requirements are met and client’s internal stakeholders are consulted when needed.
• Ensure components related to the operation of the client’s facilities (such as security, controls, MEP equipment, etc.) are aligned with architectural features.
• Provide subject matter expertise in constructability of design components and offer pragmatic recommendations.
• Understand client’s real estate strategy goals, schedules, budgets and detailed assumptions.
• Understand project goals and success criteria that meets the client needs.
• Build rapport with client representatives and ensure scope of project and outside business forces affecting the project are fully understood. Ensure that specific design deliverables are fully understood with performance standards and other relevant criteria.
• Coordinate any necessary due diligence efforts on behalf of the client, maintaining and delivering all appropriate documentation.
• Understanding of project budgets based on historical and market data and clearly defined set of budget assumptions.
• Act as a liaison between senior level client representatives and design teams throughout the duration of the project.
• Guide the client and JLL integrated team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff.
• Understand and ability to maintain an Integrated Master Project Schedule.
• Prepare RFPs needed for consultant and contractor services for construction projects.
• Knowledge of procedures for vendor bid distribution, receipt, opening, leveling and award.
• Facilitate or assist on the preparation of design kick-off meeting with internal staff and key stakeholders to ensure responsibilities are communicated and understood by all concerned.
• Actively track each aspect of design progress and performance against schedules and critical path.
• Oversee consultants work to ensure compliance with contract and client expectations.
• Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.).
• Implement and refine best practices of standards of excellence and develop innovations to be shared across Corporate Solutions platform.
• Assist in training and developing JLL team members in the skills and understanding of firm procedures, methodology and practices expected for a successful project design and implementation.
• Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
• Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
• Any and all other duties and tasks assigned.
Required Knowledge, Skills and Abilities
• 7+ years in Design /Construction Management experience required, in Mid-Atlantic region preferred
• Strong working knowledge of architectural drawings including MEP, FFE, and space planning concepts.
• Ability to read and understand construction drawings.
• Ability to regularly communicate analyzed data to client and team to achieve project goals.
• Strong interpersonal skills with an ability to interact with executive level external and internal clients.
• Ability to successfully communicate with architects, contractors, client’s representatives, and team members.
• Experience with delivering on the various phases of design including SD, DD, CD, and CA.
• Flexibility with work hours and travel as needed
• Highly organized with strong analytical skills
• Demonstrated ability to support or lead Business Development initiatives as assigned or requested.
• Understanding of all aspects of construction of projects effectively and efficiently including, Budgeting, Scheduling, Submittals, Change orders, Closeout
• Knowledge of CAD, Microsoft Office, Google Suite applications and Project software
• Aptitude and enthusiasm to utilize JLL-proprietary project management software for purpose of project reporting, accounting, and closeout
Education
Bachelor’s Degree in Architecture, Interior Design, Engineering or Construction Management or equivalent
